Up-and-coming North Charleston suburb bordered by two major interstates
North Charleston’s Waylyn neighborhood recently made news as the chosen location for the area’s newest park development. It’s a small plot filled with all the usual suspects – a playground, basketball court, and a couple of picnic tables – but it’s a big step forward for community life in an enclave that “seeks positive change,” according to its neighborhood association. It's 7 miles directly north of the heart of the city, near government offices, Tanger Outlets and the airport, offering locals convenient proximity to some of the city’s fastest-growing areas.

Increasing access to outdoor getaways
Waylyn Park is the community centerpiece, providing locals with space for fresh air in an area that previously lacked an outdoor gathering place. The pocket park is walkable for most and is often busy with kids unwinding on the playground and basketball courts. Park Circle’s spacious spread is also less than 5 miles away, well known for lodging the world’s largest inclusive playground. Riverfront Park is nearby for a scenic walk or run along the Cooper River.

Twentieth-century cottages at lower prices
Most Waylyn developments date to the 1930s and 40s and are comprised of simple cottages and ranch styles. Modest one-bedroom condos start just under $200,000, while updated cozy cottages can run as high as $350,000. “The typical home is going to be 750 to 800 square feet,” says Jimmy Worthy, real estate advisor with Worthy and Associates Real Estate. “That price point is especially attractive to first-time buyers.” Waylyn buyers should be aware that the CAP Index gives the neighborhood a 6 out of 10 crime score, which is higher than the national average of 4. Crime has been a concern in the larger North Charleston Area for the past few decades, but the local police department recently reported a dip in both violent and property crime from January through March of 2024, according to ABC 4 News.
