Small-town vibes by the ocean in North Hampton
North Hampton offers rural, small town living in the middle of New Hampshire’s most popular coastal destination. Originally settled in 1638 as Winnacunnet Plantation – taking its name from the Algonquin word meaning “beautiful place in the pines” – North Hampton is a community of residents who have access to a variety of outdoor recreation, regardless of season. And while the rural and somewhat hidden quality of the area attracts many residents, so, too, does the town’s proximity to commercial amenities just a few miles south. North Hampton is one of only a handful of New Hampshire towns that abut the Atlantic Ocean. And while the town of Hampton might lay claim to being the state’s most popular beachfront destination, North Hampton is home to more than a mile of sandy beach that serves as a magnet for summer visitors. “It’s a very peaceful community with access to boating, kayaking and fishing,” says Joanna Fiorino, a real estate agent with Keller Williams Realty, who’s been selling homes in the area since 2010. Adding to North Hampton’s appeal for residents is the densely packed trees that characterize the area just a few blocks away from the ocean. Little River cuts a path through the wooded areas, offering anglers abundant opportunities to fish for brook trout in the cold waters.

Traditional homes inland, larger waterfront properties
Throughout North Hampton, there is a wide range of housing styles, including historic Colonials from as early as 1810. There are also Cape Cods, ranch-style homes and contemporary houses that were built as recently as 2019. Homes further inland typically sell for $500,000 to $1 million, while properties close to the waterfront usually go for $1 million to $5 million. Some exceptionally large houses have sold for up to $10.5 million. Homebuyers can also find manufactured homes that usually go for $150,000 to $300,000. Properties in Greystone Village, a 55-plus community with manufactured homes, tend to sell for $400,000 to $500,000. Due to Hampton Airfield’s location in the center of town, residents may encounter plane noise if their house is near the airfield’s flight path.

Sandy beaches and attractions on the water
Locals can head to North Hampton State Beach when they want to lay in the sand or swim in the ocean. Boats can be parked at the Hampton River Marina, which feeds directly into the Atlantic. Residents can stroll through Fuller Gardens, which features rose gardens, Japanese plantings and English perennials on a historic, waterfront estate built in 1927. The Oliver Brook Trail is a 2-mile out-and-bake hike through White Mountain National Forest. And the Sagamore-Hampton Golf Club on North Road has a public 18-hole course, voted the best public course in New Hampshire in 2023 and 2024 by readers of New Hampshire Magazine.

Shopping and dining along Route 1
The town’s shops and restaurants can be found a few miles south along U.S. Route 1 in the commercial center of Hampton. There’s Shaw’s for groceries and The Home Depot for furnishings and other necessities. There are also popular locally owned dining spots like The Airfield Cafe for breakfast and lunch options, and Al’s Seafood has been a staple since it opened back in the 1980s. “It’s a very popular, year-round establishment," says Fiorino. “You’re also right next to Portsmouth and all of their restaurants.” Options in Portsmouth, about 10 miles away, range from casual burgers and sandwiches at Lexie’s Joint to the more upscale Surf Portsmouth, where diners feast on fresh seafood while overlooking the Piscataqua River.

Old Home Day, more events in Hampton Village
North Hampton hosts the town’s annual Old Home Day in August, which features a 5k race, family-friendly games like sack races, food from the grill and a fireworks display. Just south in Hampton Village during the summer, there are movie nights every Monday, fireworks every Wednesday and nightly music at the Seashell Oceanfront Pavilion. The town’s sand sculpture event takes place in June, and the Hampton Beach Seafood Festival features dozens of local restaurants in September.

Extended learning opportunities at Winnacunnet High
Students may start at North Hampton School, which teaches kindergarten through eighth grade and earns an A-minus from Niche. They may then attend Winnacunnet High, which receives a B-plus and offers extended learning opportunities that provide additional learning experiences outside of the classroom.

Notable residents of the two- and four-legged variety
North Hampton was the home of Henry Dearborn, who fought under George Washington in the Revolutionary War and later served as James Madison’s Secretary of War; poet Ogden Nash, who composed more than 500 humorous poems which led to his being named the best-known American creator of humorous poetry by the New York Times; and Alvan Fuller, a member of the U.S. House of Representatives from 1921—1925 and the governor of Massachusetts from 1921—1925, as well as the original owner of the Fuller Gardens on Willow Avenue in North Hampton.
The town is also home to Runnymeade Farm Racing Stables, originally founded by Alvan Fuller, which has produced 45 stake winning thoroughbred racehorses, including the 1968 Kentucky Derby winner and the 1985 US Champion filly. And while the stables have changed owners, the legacy of those majestic animals is still on display, as the farm still offers boarding and rehabilitation services for horses who can frequently be seen grazing in the pasture along Atlantic Avenue.
Fuller Gardens is a wonderful place to visit and offers free admission to infants.

Commuting via Route 1, I-95
Those on the waterfront have walkable access to the beach, but residents will need a car to access the town’s amenities. Commuters can take U.S. Route 1 north 13 miles to get to the Maine border and 8 miles south to get to the Massachusetts border. Interstate 95 also runs through town, which leads 52 miles south to Boston. The closest hospital, Portsmouth Regional, is 9 miles north. Portsmouth International Airport is also just 10 miles north.
