Townhouses range from the low $300,000s for an established property to the high $300,000s for a more contemporary Spanish-style dwelling. The prices are among the most affordable in the area, says Ivan Cejas, a real estate agent with Floridian Realty Corp. who has nearly two decades of experience in the industry. He adds that the neighborhood primarily attracts first-time homebuyers and younger families. The neighborhood is far enough inland that flooding is rarely an issue. However, the high risk of winds is especially prevalent during hurricane season, and insurance rates may reflect that.Public schools offer a variety of interesting programs
Of the learning institutions that serve the neighborhood’s youngest students, Morrow Elementary is a C-rated school by Niche that offers a special program in computer science, and Pinewood Elementary is a B-plus-rated school that offers fifth-graders the opportunity to develop leadership skills by joining the safety patrol. Silver Lakes Middle, also a C-rated school, offers a STEM magnet program for high achievers with three tracks: science, computer/business systems and engineering. At Coconut Creek High, a C-plus-rated school, students can earn a career and technical education certificate and gain college credits through a dual enrollment program in partnership with Atlantic Technical College.Cypress Creek Greenway connects residents to more recreation nearby

With the neighborhood serving as the midpoint, the Cypress Creek Greenway, a popular path for walkers, runners and cyclists, stretches from the Sawgrass Trailhead on the edge of the Everglades to Fern Forest Nature Center, which features a nature trail and exhibit hall. Highland Park is the largest of the neighborhood’s green spaces, offering 4 acres of activities anchored by its soccer fields. Exercise stations are the featured amenity at Jaycee Park. Fishing and paddle boarding are the featured activities at nearby Hampton Pines Park. Getting in and out of the neighborhood is easy. “North Lauderdale Village is also centrally located,” Goodwin says. “You can hop on the Sawgrass Expressway or Florida’s Turnpike and get to most of South Florida within an hour.” Broward County Transit buses provide convenient commutes. It’s less than a 20-mile drive to Fort Lauderdale International Airport.
