Large homes and a quiet feel in North Lebanon’s suburbs
Right on the outskirts of Lebanon where the suburbs give way to farmland, North Lebanon is the bridge between urban and rural living. This neighborhood’s landscape varies between country backroads and brand-new subdivisions. Though there are few amenities in between, homeowners here tend to prefer the peace and quiet. “It’s a good place for people who don’t want homeowners associations, but who still want to live in a family friendly development,” says Joan Hains, a Realtor with Berkshire Hathaway HomeServices Homesale Realty. Hains, who lives in Lebanon, says that the North Lebanon area is also popular for its large home sizes and lots. “The homes in the development I’m currently selling have 40-foot setbacks, which is pretty significant,” she says. “We’re bringing in about 120 new houses. The area is definitely growing because there’s a lot of industry coming to Lebanon, like new warehouses and new jobs.” The neighborhood is also home to private schools and parks, furthering its family-oriented appeal.
New constructions and established neighborhoods with elbow room
North Lebanon's housing stock is vast, ranging from farmhouses on cornfields to brand-new subdivisions. While it’s possible to find manufactured homes below the $100,000 mark, prices tend to start at around $170,000 for homes from the 1930s through the ‘70s. Cottages, ranch-style and split-level homes tend to occupy generously sized lots on winding, tree-lined streets, though some of these older homes may need repairs or upgrades. New Traditional homes from the 1990s and 2000s, as well as new construction houses, are arranged in tidy subdivisions. These tend to have less lawn space but have extra square footage to make up for it. Prices for these homes can climb into the $500,000s, with some luxury properties listing for as high as $725,000.

Zoned to Cornwall-Lebanon Schools with private alternatives nearby
Homes in North Lebanon are zoned to the Cornwall-Lebanon School District. Students are split between Ebenezer Elementary and Union Canal Elementary, and both schools score a B-minus from Niche. Cedar Crest Middle and Cedar Crest High each receive a B grade. Beginning in the 2024 school year, the county offers free breakfast for all in-person students at each school. This area is also home to two private schools — New Covenant Christian School and Lebanon Christian Academy — which both offer K-12 education.

Getting on the water at historic Union Canal Tunnel South and Stoever’s Dam
In addition to a handful of small neighborhood parks, North Lebanon is home to some of the city’s biggest and well-known parks. Union Canal Tunnel Park South is the historic site of the oldest U.S. water transportation tunnel still in existence. Today, the park offers kayak or boat tours in addition to popular fishing spots. The Lebanon Valley Rail Trail runs through the park and continues to the north along the region’s abandoned railways, which have been repurposed into walking and biking paths. Stoever’s Dam Park is another spot to get on the water. “Stoever’s Dam is a beautiful park, people fish in the lake there and walk around it,” Hains says. The park’s Nature Barn houses the Lebanon Community Theater, which hosts an annual fundraising show. Farther north beyond the neighborhood is the Pine Meadows Golf Complex, an 18-hole golf course surrounded by rolling hills and farmland.

Celebrating the peach at Seyfert Orchards and local diners nearby
Beyond the suburbs, much of North Lebanon is rural and industrial. “There aren’t as many businesses on the north side of town, but nothing is very far away,” Hains says. Manufacturers such as Godshall’s Quality Meats and local produce stands are some of the businesses common to the area. Seyfert Orchards, Inc. is known for its apples and peaches, though plenty of other produce is sold at its fruit stand. Peach Day is the farm’s biggest annual event, complete with baked goods, milkshakes and everything peachy. National retailers can be found closer to town, such as the Walmart Supercenter on the east side or Lebanon Valley Mall to the west. Heisey’s Diner is this neighborhood’s trademark eatery that’s been family owned since 1968. This reliable outpost has that cozy, retro diner atmosphere that makes it especially popular on Sunday mornings.

Between U.S. Highway 422 and Interstate 76
Residents of North Lebanon typically require a car to get around, though a few Lebanon Transit bus stops service the area’s major thoroughfares. The neighborhood is just north of U.S. Highway 422, putting it a few miles from Downtown Lebanon and roughly 30 to 35 miles from Harrisburg, where the nearest international airport is located. Interstate 78 runs about 10 miles north of the area along Fort Indiantown Gap, a National Guard Training Center. Philadelphia is approximately 90 miles away via Interstate 76 to the south, making for a straightforward day trip.
