Warm Mineral Springs is a slow-paced residential area

Warm Mineral Springs gets its name from the natural springs that hover at about 85 degrees all year long and contain over 50 different minerals, including calcium and magnesium, offering spa-like relaxation on the outskirts of North Port. While the springs may contribute to what Realtor Kari Myroniuk of Bishop West Real Estate describes as a “nice, sleepy feeling,” they are low on the list of what draws people to the community. Instead, Myroniuk says the biggest attraction is the affordable housing. Home values in the area are significantly lower than the Sarasota Metro Area and national averages. “This neighborhood is popular with working families and retirees alike,” Myroniuk says.

Myakka River and the springs offer outdoor recreation on the water

The area offers lots of opportunities to connect with nature. Deer Prairie Creek Preserve features nearly 70 miles of trails that hikers can explore. More preserves dot the Myakka River, which allows kayaking, canoeing, fishing and swimming in some parts. “Then there’s Warm Mineral Springs itself, which draws in people from all over the world,” Myroniuk says. Locals and visitors come to Warm Mineral Springs Park to soak, although they can also attend water aerobics and yoga classes. North Port residents get a discount on entrance fees to the park. North Port Aquatic Center has an outdoor water park with several slides, a lazy river and a sprayground designed for young kids. At the North Port Library, about 2 miles away, patrons can regularly attend Storytime, book club, computer lessons and craft workshops ranging from macrame to jewelry making.

Housing market include 55-plus communities

Clusters of cypress trees and oak trees decorated with Spanish moss line the streets of Warm Mineral Springs. Bisected by U.S. Route 41, most properties north of the highway are ranch styles and new traditional houses with Spanish influences. Homes were built between the 1970s and the 2010s and sit on large, grassy lawns with driveways leading to a one-car garage. Prices for a three-to-four-bedroom can range from $200,000 to $450,000. Some 55-plus communities are south of the highway, such as the gated Village at Riverwalk. These manufactured-home communities feature amenities like a clubhouse, social events and access to designated recreation spaces. At Lazy River Village, residents live on the banks of the Myakka River and can enjoy the heated pool and pickleball courts. Manufactured home prices in the area typically range from $75,000 to $250,000. “I think its affordability is a draw,” Myroniuk says. “There’s a lot of homes that are made of wood, and that contributes to the affordability.” The Federal Emergency Management Agency says Warm Mineral Springs has a very high risk of hurricanes. Most of the region is in a flood zone, meaning most mortgage lenders require flood insurance.

Sarasota County Schools offer open enrollment

Sarasota County Schools serve Warm Mineral Springs. Glenallen Elementary School receives a B from Niche, while both Heron Creek Middle School and North Port High School earn a B-plus. The high school has two magnet programs: Cambridge AICE program, which helps students develop critical thinking through rigorous courses in global studies, arts, mathematics and science, and Visual and Performing Arts, which has concentrations in dance, arts, music and theatre. Sarasota County offers school choice, so students can apply to magnet programs not available at their zoned schools.

U.S. 41 bisects the community

Warm Mineral Springs is a car-dependent community, with U.S. 41 running through the neighborhood and leading about 2 miles to the heart of North Port. “It’s in a great location,” Myroniuk says. While most people drive, there is limited public transportation. Breeze offers a bus route along the highway, which connects Sarasota and North Port. Sarasota Bradenton International Airport is about 37 miles away. The closest hospital is the Sarasota Memorial North Port Emergency Room and Care Center, about a 9-mile drive.

Residents visit nearby North Port for shopping and dining

There are several locally owned restaurants surrounding Warm Mineral Springs. “There’s Tarpon Point, which is very, very popular,” Myroniuk says. This grill and marina is on the banks of the Myakka River and is known for its seafood. In North Port, residents can grab a cup of coffee and a fresh pastry from K & K Bakery. Anna Maria Oyster Bar offers more than oysters; it has a cocktail menu that is constantly changing. One recent addition is the AMI Sunset, which was made to raise money for disaster relief following Hurricane Milton. The closest grocery store is Save a Lot. People can find fresh produce and baked goods at the Shop Local North Port Market, which is held every Saturday morning. Walmart and Home Depot are about 4 miles away, while Target is about an 8-mile drive.

City of North Port hosts several events

The City of North Port hosts several events throughout the year, many at the City Center Front Green. Concert in the Park is a free concert series in the fall that occurs on the third Friday of the month, from September to November. Attendees can set up a chair or picnic on the grass and grab a bite to eat from local food trucks. During the holiday season, residents come together for the annual Poinsettia Parade and Festival. Before the parade rides through the streets, people can enjoy live music and fun activities, including a visit with Santa and a crafts workshop. The celebration ends with a tree-lighting ceremony.
