The slow-flowing waters of the Beaver River and Connoquenessing Creek snake along the edges of North Sewickley Township, a rural town home to just under 5,5000 people in northern Beaver County. “North Sewickley is a small community with big-hearted people,” says Katina Hunter, a Realtor with Coldwell Banker Realty and a longtime resident. “Everybody knows your name. The people you sit next to in the bleachers at the football games are the same people you talk to in the hallways when you’re picking your kids up from preschool.” The township embraces this tight-knit community feeling in its expansive green spaces, small businesses and highly rated schools in the Riverside Beaver County School District, which Niche ranks as the fourth-best school district in the county. “I’ve lived here my entire life, and this is a nice place to raise a family or retire,” says Emmett Santillo, Vice Chairman of North Sewickley Township. With a host of local amenities, the township also offers proximity to Interstate 76. Known as the Pennsylvania Turnpike, I-76 winds through the countryside and connects residents to the rest of the Pittsburgh Metropolitan Area and beyond.

A mix of ranch-style homes and a modern condo community

Housing options in North Sewickley Township range from early 19th-century farmhouses to traditional Cape Cod and ranch-style homes with views of neighboring golf courses. “Expect to find houses that are definitely not cookie-cutter. Larger backyards and serene settings are the staples here,” Hunter says. Properties along Mercer Road sit within view of one another, while those further from the town center offer residents plenty of privacy with several acres of land. “It’s pretty quiet, and our houses are not on top of one another,” says Jamie Wolf, clerk of the North Sewickley Township Municipal Office. “If you want that kind of family life with your own space, North Sewickley might be for you.” Home prices typically range from $175,000 for a smaller ranch-style home to $400,000 for a larger country estate with more acreage. Newer construction includes the Village at Nottingham subdivision, where detached condos built around the early 2020s sell for $250,000 to $315,000. Homebuyers can also build their own houses, with sprawling lots selling for $30,000 to $60,000. This quiet township has an overall CAP Index Crime Score of 2 out of 10, lower than the national average of 4.

Proximity to Brush Creek Park and award-winning golf courses

Bradshaw Park sits in the center of town and has a playground, a covered pavilion and three ballfields. The green space sits along Little League Drive and is home to the Riverside Baseball Federation, a youth athletic league for kids in the Riverside Beaver County School District. Brush Creek Park stretches into the eastern half of the township, and over 3 miles of nature trails connect with the historic covered bridges that cross over its namesake creek. The park also features tennis courts, soccer fields and a fishing lake. On the opposite side of the township is the Buttermilk Falls Natural Area, a small nature preserve known for its 40-foot waterfall and natural sandstone formation. North Sewickley Township also offers abundant golfing opportunities. “People travel far and wide to play at some of the most challenging courses in Western Pennsylvania,” Hunter says. The Fox Run Golf Course features a public 18-hole course along the Beaver River, while the Olde Stonewall Golf Club embraces a Medieval theme with a towering gray castle and Shakespeare-inspired restaurant. “If you’re looking for a unique place dripping with ambiance, that’s Shakespeare’s,” Hunter says. The club borders Connoquenessing Creek, and Golf Digest consistently ranks its 18-hole course as one of the top 10 best public golf courses in Pennsylvania. Next door is the private Connoquenessing Country Club, where members have access to an 18-hole golf course, clubhouse and social events.

State championship-winning baseball team at Riverside High School

North Sewickley Township is served by the Riverside Beaver County School District, which earns a B from Niche and has an average student-teacher ratio of 15-to-1. Students can begin their education at Riverside Elementary School before moving on to Riverside Middle School and Riverside High School. All three schools receive a B from Niche and share a campus in the northeastern corner of the township. The high school boasts several award-winning athletic programs, including its baseball team, which has won five state championships. High schoolers can also earn college credit through Advanced Placement or dual enrollment courses. Nearby private school options include the Beaver County Christian School, which scores a B and serves kindergarten through 12th grade.

Local favorites along Mercer Road include Milk House Meats

Storefronts dot Mercer Road between its rustic homes and rolling farmland. Local businesses include Lutz’s Leather and Milk House Meats, a family-owned butcher shop where farm-raised meats and specialty cheeses fill the deli case. Spotlight 88 Flea Market features a rotating cast of vendors each weekend from April through December, while Dollar General sells the essentials. Katie’s Korner is just across the street, and its walk-up ice cream window is a go-to spot for dessert. “After every big event at the schools, people congregate at Katie’s Korner,” Hunter says. A bit further east is Pflugh’s Country Market, which sells homegrown produce and made-to-order sandwiches. “It’s that small-town little place where you can stop on the way to Brush Creek Park and grab stuff for your picnic,” Hunter says. Residents can head 5 miles north to Ellwood City for more shopping and dining. Lawrence Avenue offers a walkable main street with cafés like National Grind Coffee & Tea Shop and an old-fashioned diner at Breaking Bread Co. Each Saturday from June to October, local vendors line the street for the Ellwood City Farmers Market. For groceries, the borough has Giant Eagle Supermarket.

Festivities hosted by the North Sewickley Fire Department

Just off Mercer Road, the North Sewickley Fire Department hosts a variety of community events. Cars cruise into the parking lot for the annual Truck & Jeep Show, which also features local food and drink vendors. In December, the fire department spreads holiday cheer as Santa Claus drives through the township, parading down Mercer Street and past a dazzling light display outside of Santillo’s ranch-style home. The display features hundreds of festive figurines, Nativity sets and LED lights. “When you come from a community like North Sewickley, when people say the Christmas lights display, everyone knows what you’re talking about,” Hunter says. “Everyone has bribed their kids before and told them that if they’re good, we’ll drive by.” The show has been a staple in the community since 1994 and raises money for the Beaver County Women’s Center.

Access to the Pennsylvania Turnpike and Downtown Pittsburgh

The township lacks public transportation and is largely car-dependent. The Pennsylvania Turnpike runs east-west throughout the entire state, providing access to major thoroughfares such as Interstate 79. Pittsburgh is about 40 miles southeast of North Sewickley Township, while Pittsburgh International Airport is a 30-mile drive away.
