Quick commutes and rural views define North Strabane Township
About 25 miles south of Pittsburgh, North Strabane Township is a small community that blends suburban convenience with peaceful living. "The location is absolutely one of the most convenient because it has access to Route 19, which takes you to all the shopping centers," says Maria Lane, a senior real estate specialist at Coldwell Banker Realty and North Strabane resident. "When you get off Route 19, as you venture into the neighborhood, it has a very bucolic feeling." The community's west side features subdivisions, major shopping centers and a wide array of dining options. Heading east, the area becomes more rural, with rolling hills and countryside properties. Whether buyers want to be close to their neighbors or have more privacy, North Strabane Township offers a convenient place to call home.

A wide range of housing styles and sizes in the suburbs
Buyers in North Strabane Township can find a broad mix of housing options. "What's nice from a home standpoint is that you have small lots, half-acre lots and large parcels for estate homes. There's an abundance of new construction," Lane says. "It's very versatile depending on your needs, and there's still a lot of land for building." New Traditional homes are among the most common and newest on the community's west side, often in subdivisions with tight lots and sidewalks lining the streets. Many of these are from the 21st century, with some built in the 2020s, but homes from the 1970s and '80s are also in this area. Trees are frequently planted neatly in rows in the front yards. The township's east side features ranch-style houses and farmhouses on spacious properties, with winding roads and trees scattered around the landscape. The average home size is around 3,000 square feet, significantly larger than the national average. Prices vary depending on many factors, but houses under 2,500 square feet typically cost between $150,000 and $520,000. Larger homes can sell for $430,00 to $800,000. The community’s CAP Index Crime Score of 2 out of 10 is lower than the national average of 4.
