Larger lots and custom homes in North Tustin

North Tustin’s median home price is about $1.3 million, below Irvine ’s median but higher than Orange's. Single-family houses are the most common here, and most sales fall between the low $800,000s and around $3.5 million. Large hilltop estates, however, can run from $3.5 million to nearly $9 million. In general, buyers are drawn to North Tustin for its larger yards and greater range of options than in many other Orange County communities.

“There’s more variety here because people can make personal changes to their homes,” says Peter Schaefer, Realtor with Seven Gables Real Estate. “Places like Irvine, with lots of tract homes, don’t allow for that freedom.” Beyond home styles, North Tustin also offers a choice of landscapes. “Some people like to be up in the hills with lots of privacy, and others want to be down in the flats where kids can play and ride bikes in the street,” Schaefer says. In the flatter areas, you’ll find more ranch-style homes and Spanish Colonial Revivals, while hillside neighborhoods like Lemon Heights have some custom homes built to take advantage of the elevated views.

The importance of schools in North Tustin

The Tustin Unified School District serves North Tustin, and it gets an overall A rating from Niche. “Schools are one of the most important, if not the most important, factors for people here,” Schaefer says. Foothill High School, also rated an A, is located in North Tustin, and it offers an International Baccalaureate program and dual-enrollment classes through Irvine Valley College. Private options include Fairmont Schools-North Tustin Campus, an elementary and middle school with an A-plus Niche rating.

Easy commute to Irvine and Anaheim

While the Orange County Transportation Authority has a few bus stops in the community, North Tustin is largely car dependent. Local roads connect with nearby state Route 55 and Interstate 5. Irvine and Anaheim are both roughly 10 miles away, and the commute to either city usually ranges between 15 and 45 minutes, depending on traffic. Los Angeles, about 35 miles away, can take close to two hours to reach during rush hour.

North Tustin may be residential, but its proximity to Tustin puts a variety of dining and shopping options within easy reach. Tustin has:

  • Cafes, including Morning Lavender, known for its tea service and matcha drinks
  • Restaurants like Chaak Kitchen, a Michelin-recognized restaurant specializing in Yucatecan cuisine
  • Farmers markets, such as the weekly Old Town Tustin Farmers Market held on Wednesdays
  • Big-box stores, many located in The Market Place, one of the area’s largest shopping centers

From nature walks to major Orange County attractions

Living in North Tustin also gives you convenient access to recreation. The community borders Peters Canyon Regional Park, which spans more than 300 acres and has a network of multiuse trails winding through coastal scrub and grasslands. Smaller green spaces, such as Bent Tree Park and Crawford Canyon Park, provide playgrounds and walking paths.

In neighboring Tustin, you’ll find additional parks, along with activities like escape rooms and a bowling alley. Irvine is home to kid-friendly attractions, including the Santa Ana Zoo and Pretend City Children’s Museum. Plus, Disneyland and Newport Beach are both about 15 miles away.
