About 23,000 residents live in Northdale, about 15 miles north of Downtown Tampa. The area is mainly residential, with parks like Northdale Park scattered throughout the subdivisions and shopping along Florida Route 597, regionally called Dale Marby Highway. Many people who live in Northdale commute to Tampa for work. Major employers in the Tampa Bay area include the University of South Florida, the MacDill Air Force Base and Hillsborough County Public Schools. “It’s really about location,” says Ozzie Irizarry, Realtor with Charles Rutenberg Realty, Inc. However, with a civic association that plans events and several schools in the area, Northdale has a strong sense of community.

Subdivisions in Northdale date to the 1970s
Northdale is made up of subdivisions that were developed as early as the 1970s. Because they are older, there is more variety in the colors and styles of the houses. “It’s more dynamic in that area than some of the newer suburbs,” Irizarry says. Most common are ranch styles and contemporary homes, like those in Country Place and near the Northport Golf Club, although there are some new traditional houses. There are also several townhouses and condos available. The median housing price is $455,000, slightly higher than Tamp’s median. While the housing market has an average of 36 days, faster than the national average of 45 days, Irizarry says that “things are taking a little longer to sell.”
Mid sized homes are very popular in Northdale, and are on beautiful treelined streets.

Family Fun Festival hosted by community organization
The Northdale Civic Association organizes community events throughout the year, the two most notable being the community garage sale and the Family Fun Festival. The festival kicks off with a parade followed by live music. Attendees can play games, participate in the children’s bike rodeo and visit vendors. Food trucks sell lunch, although there are free hotdogs.
Northdale students attends Hillsborough schools
Hillsborough Country Public Schools earns a B-plus from Niche and offers school choice. There are over 300 schools that serve nearly 225,000 students. Private schools in the area include Northdale Christian Academy and Hebrew Academy Day School. The University of South Florida, a public research university, is about 9 miles away.

Northdale Golf Club and neighborhood parks
Northdale Golf Club sits at the center of the community with an 18-hole course. Members can join a league, such as the Sunday Men’s League or the Tuesday Women’s League, or compete in the weekly Skins Game contest. At Northdale Park, residents over 18 can use the Wellness Access Pass to enter the fitness center and open gym activities. Outside features include a playground, walking trail and basketball courts that people of all ages can use. Brooker Creek Headwaters Nature Preserve is about 5 miles away and spans over 1100 acres. A 4-mile hiking trail goes through the preserve, offering views of pine woods and cypress swamps.
Northdale Park has an indoor rec facility as well as lots of outdoor fun for all.

Downtown amenities about 15 miles away
In the southeastern part of the neighborhood, there are several shopping centers with big-box stores like Target and Home Depot and chain restaurants along Dale Marby Highway. Downtown Tampa is about 15 miles away, with more local eateries and boutiques. Also downtown are the Florida Aquarium, the Glazer Children’s Museum and Tampa Theatre.
Cars and buses on Dale Marby Highway
Dale Marby Highway borders Northdale to the right, intersecting with U.S. Route 92 and Interstate 275. Hillsborough Area Regional Transit offers a bus that connects Northdale to the city and stops at Tampa International Airport, about 11 miles away. The airport provides nonstop service to over 100 destinations. St. Joseph’s Hospital has a campus less than 1 mile north of Northdale.
High risk of hurricanes in Hillsborough
Like most of Florida, Northdale’s humid climate allows tropical gardens to flourish. Winters are short, and temperatures rarely drop below 40 degrees. According to the Federal Emergency Management Agency, the area is at very high risk of hurricanes, although flood risk is low.
