Avondale is carved by nature: it sits between the winding Passaic River and small, tranquil Third River. What results is a green, scenic suburb that’s still connected to the region via Route 21 and Route 3. “This is one of those prime suburban locations outside of New York City,” says Realtor Corey Jones with Coldwell Banker. Manhattan is only 15 miles east. “It’s family-friendly and quiet.” Avondale is part of Nutley, a formerly industrial area of North Jersey that featured brownstone quarry and mills along the Third River. And like many nearby suburbs, Avondale’s character transformed during the 1950s and 1960s as industries closed down and New York’s outer rings experienced a boom in population and construction. Avondale, located just a few towns north of Newark and south of Passaic, became a major destination for city dwellers who embraced the suburban shift of the midcentury and sought the peace and quiet of this scenic community, whose name means “river valley” in Welsh and English. The neighborhood receives a 2 out of 10 crime score on the CAP Index, and the neighborhood is populated with many denominations, including Pentecostal, Catholic, Baptist and Episcopalian. “Everyone from Hudson County to New York City comes to this area because it has that great suburbia feel,” says Daniel Simone, broker associate with KW Commercial and a resident of Rutherford. “People tend to buy and stay.”
A variety of colonials, starting at $600,000
Avondale’s housing stock matches the rustic character of its name. “You have a very good blend of medium-size colonials, larger colonials, Cape Cods, and some more traditional colonials with the front porch look,” says Jones. Avondale also has a selection of Tudor houses, perhaps calling to mind the town of Stratford-upon-Avon, the hometown of Shakespeare. Like that town, Avondale boasts natural scenery like few other North Jersey neighborhoods. Jones says, “You have quiet residential streets mixed with nature – small brooks flow through neighborhoods with some open, green, and walkable spaces.” These features contribute to Avondale’s appeal, as well as to its in-demand housing market: Avondale’s homes tend to sell for anywhere between $600,000 and $850,000, marking it as one of Passaic County’s more upmarket neighborhoods.

Local schools earn As and Bs on Niche
The youngest students in Avondale can begin their educational journey at Washington Elementary, which earns an A-minus rating from Niche. Walker Middle receives the same rating. Students eventually graduate from Nutley High, which is rated B-plus. “The claim to fame for the local high school is that Martha Stewart went there,” says Jones. Beyond that, Nutley High has also consistently ranked among the top quarter of New Jersey’s public high schools, and features strong softball and baseball programs. Learners also can choose to attend the Abundant Life Academy, a private religious school that serves preschool through high school students.

Walk by a historic trestle at Kingsland Park
All of this nature in Avondale isn’t just nice to look at: it offers plenty of recreation opportunities. Those looking for an athletic experience can play soccer, tennis, field hockey and football at Monsignor Owens Park on the south side. Meanwhile, Kingsland Park on the north side is an ideal place for exploring riverside trails and visiting the small but charming United Nations Memorial Garden. Among Avondale’s most popular features is its proximity to New York. “We are only a few miles away from Route 3 that goes directly into the city via the Lincoln Tunnel, and, with no traffic, it’s 25 minutes to New York,” says Jones. There are no buses in Avondale, but the grid layout makes it very walkable, and pedestrians always have the option to explore the north and west sides of the neighborhood via riverside trails.
