Convenient, affordable city living south of Orlando
Oak Ridge is a little over 7 miles south of downtown Orlando, near top regional employers like Oshkosh AeroTech and Mitsubishi Power Americas. Major shopping attractions like The Mall at Millenia and The Florida Mall are also close. “It could be called the Millenia area. The mall is right there,” says Realtor Drew Oquendo of eXp Realty’s Figueroa Team, an Orlando local with a decade of real estate experience. “It’s more middle-class than a high-end area, with a good mix of rentals and people who bought a house there and kept it in the family forever. It’s good for people looking for affordable living and a super easy commute,” he says.
Competitively priced single-family homes and condos
New Traditional and ranch-style single-family homes typically sell for between $135,000 and $430,000. Condo prices start close to $130,000 and rise to about $265,000. At just over $315,000, Oak Ridge’s median home price is lower than the Orlando and Orange County medians. The risk of flooding is low here compared to lakefront or coastal Florida. While winters are usually mild, summers get hot and humid.
Highly rated Orange County Public Schools district
The Orange County Public Schools system serves Oak Ridge kids. The district has an average student-teacher ratio of 12 to 1 and gets an A-minus from Niche. While the exact path through the system varies depending on their address, many kids go to Millennia Gardens Elementary, Memorial Middle and Oak Ridge High. The elementary and middle schools get C grades from Niche. B-rated Oak Ridge High offers several magnet programs, including aviation, digital media, hospitality and 3-D design.
Close to malls and mom-and-pop restaurants
The Mall at Millenia, Orlando International Premium Outlets and The Florida Mall are within 4 miles of most homes. Depending on traffic, all three major shopping destinations are about 15-minute drives away. Big box retailers, like IKEA and Walmart Supercenter, as well as grocery stores, like Publix and Seabra Foods, are also nearby. Oak Ridge Road is lined with mom-and-pop restaurants, including Mariscos Los Pulpos and Casa De Las Empanadas Restaurant & Bakery. The commercial district around The Florida Mall has more dining options, including La Granja, a popular Peruvian spot for over 30 years. Adega Gaucha, down the road, is an award-winning Brazilian steakhouse.
Florida’s Turnpike, I-4 Expressway connect around the metro
Florida’s Turnpike and the I-4 Expressway are just west of Oak Ridge. Outside of rush hour, the drive into downtown can take under 20 minutes via the expressway. “Rush hour is pretty bad, but similar to any big city,” Oquendo says. Despite Orlando’s typical heavy traffic, he observes that Oak Ridge is a convenient part of the metro. “It’s centrally located, you can get anywhere really easily.” LYNX provides bus transportation to the area, with routes running from Oak Ridge Road to the outlets and Orlando International Airport, about 12 miles away. Orlando Health Dr. P. Phillips Hospital is around 7 miles southwest, a 20-minute drive in light traffic.
A quick drive to Belle Isle and Lake Jessamine outdoor recreation
The Oak Ridge Neighborhood Center operates out of an elementary school in nearby Pine Castle, providing health and educational services like an emergency food pantry and adult literacy programs. While some of Oak Ridge’s subdivisions have pocket parks with playgrounds, locals often drive to Belle Isle and Lake Jessamine for outdoor recreation. The 90-acre Cypress Grove Park, on Lake Jessamine, has a Gilded Age mansion, a playground, a cricket pitch and other outdoor recreational amenities. Universal Studios and Disney World are within 15 miles of most homes.
