Small community of city blocks on the east end of Oakland

Turn-of-the-century bungalows and proximity to International Boulevard characterize Cox, a small neighborhood in east Oakland. In contrast to some regions of the Bay Area, this walkable neighborhood has stayed affordable and offers a mix of local stores and national retailers near its residential gridlines. Denizens also have access to Verdese Carter Park and reliable local restaurants.

Turn-of-the-century homes with fences and eclectic styles

Most of the properties in Cox are early 20th-century homes. Residents live in small bungalows with basements or attached garages. Some homes feature touches of Craftsman, Queen Anne, or contemporary architecture, and many properties have recently been renovated or updated. Most home prices range from the $400,000s to about $650,000.

An evolving neighborhood park and access to the Oakland Zoo

Verdese Carter Park occupies the southeast corner of Cox. Locals can find a basketball court, playground and community garden at the neighborhood park. An initiative to update the park with modernized facilities began in 2022, with plans to use $8 million in grant funding to improve the fitness and play areas, picnic areas and more. Elmhurst Park offers additional recreational space to the neighborhood’s west. Larger recreational areas are available on the city’s east side, including Anthony Chabot Regional Park, which provides more than 3,000 acres of space for biking, hiking, camping and horseback riding, 4 miles northeast. Residents are also less than 2 miles away from the Oakland Zoo, which offers exhibits with more than 850 different wildlife species. Multiple houses of worship are situated within and near the neighborhood.

Educational opportunities in the Oakland Unified School District

Reach Academy, the community’s elementary school, and Elmhurst United Middle School are just south of the neighborhood. Both schools hold C-minus grades on Niche. Castlemont High School offers multiple programs for students to maximize their educational experience, including the Sustainable Urban Design Academy and Community Health Equity Academy. The school earns a C grade on Niche.

A hop, skip and jump to Oakland’s best events

Cox’s residential focus means residents may have to travel west to central Oakland or San Francisco for nightlife and events, but options in the area are plentiful. Locals can see the Golden State Warriors at the Oakland Arena, visit the Fox Theater to see live music and comedy in a converted movie palace, enjoy drinks and varied food options at McGee’s Bar & Grill or see the latest films at the Alameda Theatre & Cineplex.

Local travel with International Boulevard by car or bus

Cox connects to the greater Oakland area through CA-185/International Boulevard to the immediate west. Locals can reach downtown Oakland with a 9-mile trip north or San Francisco with a 20-mile trip west. Residents are 3 miles north of San Leandro Hospital. Flights arriving in the Bay Area land at Oakland International Airport, 3 miles south of Cox, and San Francisco International Airport, 30 miles southwest. Alameda-Contra Costa Transit bus stops are situated along the area’s major streets: International Boulevard, 90th Avenue, Bancroft Avenue and 98th Avenue.

Corner stores, soul food and big-box retail close by

Residents can pick up everyday goods from Super Mercado Mi Tierra or MunchRite Market within the neighborhood, at nearby shops like Food King, Popular Market and Rowaid Market in neighboring communities, or at Foods Co. 2 miles southeast. More shopping choices nearby include Foodmaxx, Ross, Shoe Palace and Safeway. Casual dining choices nearby include Reina’s for Mexican-Salvadoran fare, Dixon’s for fried chicken, fish sandwiches and other soul food items, and McDonald’s and Carl’s Jr. locations. Cox is also home to MexiQ Catering, a kitchen blending traditional Mexican cuisine with American barbeque to create unique dishes.

Important things to know

Properties in Cox and east Oakland communities as a whole have tested with higher concentrations of lead than other sections of the Bay Area, dating back to the area’s days as a hub for car battery manufacturing and other industries. Many properties in the neighborhood were built or renovated prior to the lead paint ban in 1978. Residents considering a home in the Cox area will want to ensure that any lead paint and materials have been removed from the property prior to moving in. Cox’s scores on the CAP Index predict slightly higher frequency of certain crimes such as robberies and motor vehicle theft than the national average, and residents have advocated for greater input from local government and the Oakland Police Department for safety near points such as Verdese Carter Park.
