Forestland’s hillside homes offer scenery, privacy and convenience

The hillside neighborhood of Forestland is immersed in natural beauty, attracting residents who want privacy, proximity to hiking trails, and magnificent views of the Bay and the cityscape below. These narrow roads cut across the hills rising above Oakland’s busy streets and bustling commercial corridors, giving residents a 15-minute commute to City Center-Oakland and a 30-minute commute to Downtown San Francisco. Montclair Montclair, the hillside community next door, offers a dash of local shopping and dining.

Forestland’s steep slopes create one-of-a-kind home designs

Homes in Forestland are eclectic. “Every house is different. Every house is custom-built,” says broker David Eckert of Coldwell Banker Realty, who has lived in and around Oakland for more than 30 years. “It’s a product of the topography. We’ve never had a developer come in and build up there, because it’s too hilly.” Ranch-style, Mediterranean Revival and custom-built homes are perched on steep slopes, offering gorgeous views of the city and the bay. Most homes were built after 1965, with everything from modest cabins to grand luxury dwellings. Because of the wide range of sizes and styles, prices can go from the mid-$600,000s to nearly $3 million.

What to expect from commute times in Forestland

Forestland sits in the Oakland hills, offering scenic but winding roads that can lengthen drive times. Commuters benefit from relative proximity to Highway 13, though travel times are subject to the Bay Area's notoriously heavy traffic. Forestland has very low walkability because of its steep, narrow streets and limited commercial areas. Most errands require a car.

Trails, redwoods and local parks give residents lots to explore

Forestland is surrounded by East Bay parkland, making it ideal for outdoor enthusiasts. “There are parks and trails very close by. And even without the parks, you’ve got forests, trees and nature all around you. That’s really the big appeal for people moving here,” says Ernie Sexton of Sexton Group Real Estate, a longtime East Bay agent. Nearby parks include:

  • Huckleberry Botanic Regional Preserve, which has rugged trails and scenic views
  • Sibley Volcanic Regional Preserve, an expansive hillside park with forests and meadows
  • Reinhardt Redwood Regional Park, the largest coastal redwood forest in the region
  • Montclair Park, which has picnic areas, playgrounds and sports courts
  • Montclair Swim & Tennis Club for fitness, swimming and paddle sports
