Forestland’s narrow roads cut across oak-covered hillsides that rise above the city’s busy streets and bustling commercial corridors. This neighborhood is immersed in natural scenery, with sprawling parks and forests. “During the pandemic, the area became a hot spot for buyers because they wanted to be around nature. People like feeling like they have their own space to relax and breathe. You can hike for days on the interconnected trails all around the East Bay,” says Realtor Allie Pembleton of Compass Realty, a longtime area resident. Forestland is surrounded by the neighborhoods of Merriewood, Montclair and Piedmont Pines, all of which share similar topography and neighborhood characteristics. “Forestland is so similar to bordering places like Montclair and Merriewood that most of the residents don't really pay attention to the different names on the map," Pembleton says. "Forestland actually shares many of the same schools and amenities as Montclair and Merriewood."

Trails that wind through wild East Bay nature
True to its name, Forestland is brimming with old oak trees that spring up from its rocky hillsides. It’s bordered by Huckleberry Botanic Regional Preserve, a 241-acre park with hiking trails and scenic views of San Francisco Bay. Sibley Volcanic Regional Preserve is a popular hiking destination where a maze of trails crisscross nearly 1,000 acres of forests and meadows. Residents can cool off on a hot summer day at The Hills Swim & Tennis, located at the southeast edge of the neighborhood. This members-only club offers lap swimming, a fitness center, yoga classes and tennis lessons in a picturesque hillside setting. Montclair Park is also nearby and features a skateboard ramp, picnic tables, playgrounds and tennis, pickleball and basketball courts.

Eclectic, custom-built homes
Homes in Forestland are nothing short of eclectic. “Every house is different. Every house is custom-built,” says broker David Eckert of Coldwell Banker Realty, who has lived in and around Oakland for more than 30 years. “It’s a product of the topography. We’ve never had a developer come in and build up there because it’s too hilly.” Ranch styles, Mediterranean Revival homes and luxurious modern houses are perched on steep slopes amid lush natural scenery. Skyline Boulevard curves around the hillside, offering beautiful views of the city below. Smaller, older homes list for between $1 million and $1.3 million, while larger upscale homes are between $1.3 million and $2 million.

Highly rated public schools
Young students attend Montclair Elementary, which has a B-plus rating from Niche. Nearby, Montera Middle School earns a B-minus rating and features a range of courses including advanced art classes, woodshop and an award-winning music program. Skyline High School, which has a B rating, boasts an 87% graduation rate.

Shop and dine at Montclair Village
Montclair Village, about a mile away from the neighborhood, has a wide selection of boutiques and restaurants. Perle Wine Bar and Restaurant offers charcuterie boards and Mediterranean dishes, while Montclair Egg Shop serves breakfast staples. Local shops like Pelago sell gifts like earrings, vases and silverware. For groceries and everyday essentials, locals head to Safeway and Lucky Supermarket. The Montclair Village Farmer’s Market takes place on Sunday and offers a wide selection of fresh produce, flowers and baked goods.

Getting around the Bay
State Route 13, about a mile-and-a-half away, connects with major highways such as Interstate 80 and Interstate 580, both of which offer access to Downtown Oakland, San Francisco and Silicon Valley. Several bus stops are available in the neighborhood for those who need public transportation. It’s about 17 miles to the San Francisco Bay Oakland International Airport, one of the region’s major domestic and international airports. "Everything you need is within a short drive. You have access to all the offerings of Downtown Oakland and San Francisco, but you get more for your money when you buy a home," Pembleton says.
Buses can be found in downtown Montclair, just down the hill from Forestland.

Increased wildfire risk
Due to the threat of wildfire, insurance rates are high in this part of the Bay Area. Oakland Fire Station No. 6 is based within Forestland to help deter future fires. Goats are even brought to the neighborhood to munch dry undergrowth to prevent fires.
