Highland Terrace
Highland Hospital just a few blocks away
Just outside Highland Terrace, Highland Hospital is the primary trauma center in the city of Oakland and operates one of its most trafficked emergency rooms. It’s also home to the prestigious University of California San Francisco East Bay Surgery Program. As a major employer in the surrounding areas, local Realtor Lauren Kilbourne of Cush Real Estate says, many people who move to Highland Terrace do so to be close to work there.Affordability among fixer-uppers, renovated homes
Highland Terrace’s hilly, slanting residential streets are filled with California Craftsman homes and bungalows. Primarily built in the 1920s, some homes have been fully restored with modern amenities, while others are still waiting for someone to come along and fix them up. “There are a lot of people who’ve been there a long time, as well as people who are buying and renovating homes,” Kilbourne says. Strolling along the area’s sidewalks reveals flourishing gardens stretching out from front patios, trees set in front of some houses and the occasional massive palm frond poking above rooflines. Home prices typically range from $600,000 to $900,000, depending on size and renovation status.“Affordability in Oakland is a big draw,” Davidson says. “I have a couple of clients who are first-time homebuyers, and they were looking for homes that had three bedrooms and some charm and good-sized yards. And I think in a lot of other neighborhoods in Oakland, that’s going to cost a lot of money. That’s going to put you over the $1 million mark — $1.2 million or $1.5 million. And in Highland Terrace, you can find a home that’s three bedrooms and has a built-in fireplace and original cabinetry and maybe some updates for $700,000 to $800,000 dollars, depending on the house.” In other neighborhoods with more nightlife, Davidson says, that price would net homebuyers a condo, but in Highland Terrace, they get a single-family house with decent yard space. All the renovation going on in Highland Terrace is also a good sign for the years to come. “It’s an up-and-coming neighborhood, so people see some equity-building potential,” Davidson says.
Local groceries, 3 miles to Grand Lake
Residents often swing by Shopper’s Market or A & G Market to get groceries close to home. Highland Terrace is highly residential, so any other shopping is outside the neighborhood. The closest shopping plaza is less than 2 miles away, just across the MacArthur Freeway. There, residents find larger grocery stores, including Farmer Joe’s, a family-run grocer that’s been in the area since 1994, Safeway. Residents enjoy stopping at one of the center’s restaurants for a bite to eat like Taqueria Los Comales, which is known for its burritos. Less than 3 miles away, the fashionable Grand Lake neighborhood is known for its upscale restaurants, boutique shops and a historic movie house with a working Wurlitzer organ.College prep help at Oakland High
The Oakland Unified School District has a B-minus on Niche. Highland Terrace students can attend the nearby Manzanita Community School, a small, public elementary school that serves 400 Oakland students and receives a C-minus rating. They can then attend Roosevelt Middle School, which has a C, and Oakland High School, which has a B-minus. Oakland High offers AVID, a program designed to help students prepare and gain eligibility for entrance into a four-year college.Community programs at Manzanita Recreation Center
Morgan Plaza is a small neighborhood park with a swing set and picnic tables beneath a leafy tree canopy. Manzanita Recreation Center offers a colorful playground, an indoor basketball court and a brand-new outdoor basketball court built by the city in partnership with NBA player Steph Curry. The center offers free and low-cost programs, including after-school programs, karate and sports leagues. Just 2 miles away is Lake Merritt, a popular downtown destination ringed with parks and walking paths where residents can enjoy panoramic views of the city skyline. There’s no swimming in the lake, but residents can rent kayaks, canoes and pedalboats to get out on the water.Commuting on Interstate 580, BART train
Just minutes from I-580 and only a few miles from the nearest BART train station, commuters can easily get around the East Bay. Bus stops are located along the edges of the neighborhood on 14th Avenue, East 21st Street and 23rd Avenue. Oakland International Airport is just 7 miles away.
