Highland Hospital just a few blocks away
Just outside Highland Terrace, Highland Hospital is the primary trauma center in the city of Oakland and operates one of its most trafficked emergency rooms. It’s also home to the prestigious University of California San Francisco East Bay Surgery Program. Affordability among fixer-uppers, renovated homes
Highland Terrace’s hilly, slanting residential streets are filled with California Craftsman homes and bungalows. Primarily built in the 1920s, some homes have been fully restored with modern amenities, while others are still waiting for someone to come along and fix them up. “There are a lot of people who’ve been there a long time, as well as people who are buying and renovating homes,” Kilbourne says. Strolling along the area’s sidewalks reveals flourishing gardens stretching out from front patios, trees set in front of some houses and the occasional massive palm frond poking above rooflines. Home prices typically range from $600,000 to $900,000, depending on size and renovation status.
“Affordability in Oakland is a big draw,” Davidson says. “I have a couple of clients who are first-time homebuyers, and they were looking for homes that had three bedrooms and some charm and good-sized yards. And I think in a lot of other neighborhoods in Oakland, that’s going to cost a lot of money. That’s going to put you over the $1 million mark — $1.2 million or $1.5 million. And in Highland Terrace, you can find a home that’s three bedrooms and has a built-in fireplace and original cabinetry and maybe some updates for $700,000 to $800,000 dollars, depending on the house.” In other neighborhoods with more nightlife, Davidson says, that price would net homebuyers a condo, but in Highland Terrace, they get a single-family house with decent yard space. All the renovation going on in Highland Terrace is also a good sign for the years to come. “It’s an up-and-coming neighborhood, so people see some equity-building potential,” Davidson says.

Local groceries, 3 miles to Grand Lake
Residents often swing by Shopper’s Market or A & G Market to get groceries close to home. Highland Terrace is highly residential, so any other shopping is outside the neighborhood.
