Artist enclave situated along the East Bay waterfront
Vibrant murals, art installations and galleries are a daily part of life in Jingletown. Once dairy farms, community organizations have turned this industrial section of East Oakland into the fastest-growing arts district in the San Francisco area. Located along the Tidal Canal and East Bay waterfront, the neighborhood is a mix of industrial buildings, condos and lofts 3.5 miles from downtown Oakland. “Jingletown is an arts district. It’s got lots of mural paintings, interesting cafes and emerging businesses. There are Victorian houses and newer condos. It’s a really interesting mix of artists in warehouses and tech people attracted to the waterfront condos and short commute to San Francisco," says Nancy Copeland, a real estate agent with Green Key Real Estate and 20 years of experience.
The community got its name from the Portuguese residents jingling down the street with a pocket full of coins on payday. The area fell on hard times in the 1980s and ‘90s before experiencing a revitalization in the early 2000s. Today, the neighborhood holds the world’s largest yard sale each March. The Oakland Museum’s Women’s Board organizes a massive White Elephant sale that fills an entire warehouse.
Jingletown is in a convenient location to get connected to the Bay via the I-880 freeway.

Jingletown has a growing housing landscape thanks to warehouses being converted to lofts and contemporary condos near the canal. Single-family homes are rarer, and these tend to be Victorian designs. Streets in the residential portion are laid out on a grid, while roads around the industrial section are curved to fit a bend in the canal. Housing here is intertwined with the arts and retail, so The Jingletown Arts, Businesses & Community organization holds clean-up days, safety meetings and artist open houses throughout the year. Homes sell for a median price of $700,000 after around 65 days. Single-family homes range from $500,000 to $700,000, while condos start around $500,000 and continue to $800,000.

Jingletown parks and community green spaces
Union Point Park covers nine acres along the Tidal Canal’s waterfront. It has walking paths and a nautical-themed playground, complete with abstract sails. A spiral garden allows for relaxing strolls, and open space lets people lounge or wander as they like. The park also has scenic views of the Oakland-Alameda Estuary and the adjacent Union Point Marina. Josie de la Cruz Park was named for one of Oakland’s most passionate community activists. Located in the Fruitvale neighborhood, the green space has a basketball court and soccer field. The Carmen Flores Recreation Center has programs for every age group, a computer room and a multi-purpose athletic field. Cesar Chavez Park features a tile mural made by local school children, playground equipment, a basketball court and a walking trail.

Language immersion, after-school programs and college preparation
Students start at International Community School, rated a C-minus by Niche. This school operates a dual language immersion program where students learn half the day in Spanish and the other half in English. Opened in 1923, C-plus-rated Roosevelt Middle School has after-school activities like enrichment workshops, family events and games. C-plus-rated Fremont High School offers dual enrollment courses through area community colleges.
International Community Elementary School has dozens of excellent teachers and stuff.

BART stations, train whistles and the 880 Freeway
Jingletown provides easy access to the rest of Oakland, Alameda and San Francisco. Interstate 880 bisects the neighborhood, taking people 16 miles to San Francisco or 38 miles to San Jose. Alameda is easily reached by the Miller-Sweeney Bridge and Park Street Bridge. Within the neighborhood, plenty of sidewalks make the area pedestrian-friendly, and bike lanes line the major roadways. Bus stops dot the community, and a BART station sits just east. The commuter line and freight train tracks parallel 12th Street, and people living by them will hear whistle blasts as they pass. Jingletown is less than 2 miles from Alameda Hospital and 6 miles from Oakland International Airport.
Fruitvale BART station is close to Jingletown and offers the best commute option.
