Tuxedo is a residential neighborhood that rests on a small terrace in the lower hills of Oakland, California. Craftsman bungalows and stucco-sided Mission Revival-style homes sit behind grassy lawns along the sloping, pear tree-shaded streets. “There are a lot of longtime renters tucked in that space as well,” says Kevin Skipper, a local Realtor who has been selling homes in the region for more than 15 years. “In comparison to San Francisco, people choose Oakland because you can get more house for the price, and usually a backyard. In this part of town, you get the same great weather, and you get easy access to the freeway and to shopping. You can get a good deal here." Just west of the neighborhood is Highland Hospital, which offers Oakland's only Level I Adult Trauma Center. Surgical residents also come to the area to participate in the University of California’s East Bay Surgery Program at the hospital. MacArthur Freeway, one of Oakland's main thoroughfares, runs along the northern edge of Tuxedo, connecting commuters to the greater Bay Area.

Bungalows and Craftsmans on sidewalk streets
The Tuxedo neighborhood's landscape is densely packed with early 1900s stucco-sided Mission Revival-style bungalows and Craftsman cottages. Many of the historic homes have been updated features such as open floor plans, refurbished decks and new appliances. The community's elevation allows for views of the downtown skyline. Front yards are often grassy with a few shrubs or small trees. On-street parking is quite common, though some properties have private driveways. Single-family homes typically range from $700,000 to $1 million, depending on size and renovation status. “The house I sold there recently was on the market for 30 days,” Skipper says. “If it’s priced right, it moves quickly regardless of condition.” Closer to the hospital, there are more two-story Mediterranean-inspired builds and American Foursquares, many of which have been converted into multifamily dwellings. Some multifamily properties hit the market in the $500,000 to $800,000 range, but these often require extensive repairs.

A highly rated and diverse school district
Students in Tuxedo can attend nearby Glenview Elementary School and Edna Brewer Middle School; both receive overall grades of B-plus from Niche. Upperclassmen can attend nearby Oakland High School, which also earns a B-minus. For an alternative, students may opt for the nearby private Redwood Day School, an A-rated school that serves around 400 Oakland students in kindergarten through eighth grade.
Glenview Elementary is a public K-5 elementary school enrolling 460 students in Oakland.
Edna Brewer Middle in Oakland has about 800 students enrolled.

Tuxedo's green spaces offer playground and sports fields
The Manzanita Recreation Center lies along the southern edge of Tuxedo. It features a colorful playground and a basketball court built by the city in partnership with NBA star Stephen Curry. Central Reservoir Park is to the east. Its palm tree-lined pathways offer access to a playground, a baseball diamond and several scenic spots. The Grand Lake Theater is about 2 miles west, and on Saturdays, moviegoers can listen to the Mighty Wurlitzer Organ before showings. The theater originally opened in 1926 as a vaudeville venue. The shores of Lake Merritt are less than 3 miles west, and beside it are the 7-acre Gardens at Lake Merritt and the Children's Fairyland. Museums and music venues are centered in downtown Oakland, also about 3 miles from Tuxedo.

The nearby Dimond District offers a charming area for retail and dining
There's a small Quik Stop market and gas station right across the street from the hospital, but for most needs, people head to the Dimond District, less than 1 mile east. This walkable shopping district is home to Farmer Joe’s, a family-run grocery store, as well as a Safeway. Shoppers can also swing by La Farine bakery for a croissant or a quiche. Restaurant options include Bombera, a trendy Mexican eatery, and Grand Lake Kitchen, a contemporary American dining spot where pups are welcome on the patio. In October, the Dimond District hosts Oakland's Oktoberfest celebration. This street festival hosts performers on five stages, and there is even a family-friendly section where kids can sip root beer. With downtown Oakland and Chinatown a few miles away, residents have even more restaurant choices within a short drive.

Interstate 580, also known as the MacArthur Freeway, is a major Bay Area highway that connects to Berkeley and San Francisco, 7 and 14 miles away, respectively. For farther travel, the Oakland International Airport is about 8 miles south. Residents can access emergency care at the Highland Hospital, just a few blocks from area homes.
