With nearby public schools, parks and a local library, Woodland’s residential streets offer competitive prices in urban Southeast Oakland, not far from the lower Oakland Hills and cultural attractions downtown.
Throughout the neighborhood, you’ll find a wealth of small Bay bungalows and larger Craftsman style homes with tiny front porches, fenced-in yards and landscaped walkways leading up to front doors. Palm trees, pine trees and small bushes and trees are a common sight as you traverse the sidewalks. Some homes have driveways and carports, but most people just parallel park on the street. Many of these homes were built nearly a century ago, but some on the market have been renovated with modern amenities and updated appliances. Home prices typically range from $400,000 to $750,000, slightly lower than the median home price for the city.
It’s an easy stroll to Tassafaronga Recreation Center and Park, a community hub with afterschool programming, a social hall, a playground and athletic fields. It's a great place to take the kids for a playdate or get some exercise. Woodland is also home to the 81st Avenue Branch of the Oakland Public Library. There, you can check out a book in English or Spanish, hunker down in a study room or use one of the library’s 20 public computers. It’s located right next to Encompass Academy Elementary School. Nearby, there are also several small community parks, the 85th Avenue Mini Park and 88th Avenue Mini Park, where you can chill on a sunny afternoon. Both parks feature playgrounds, benches, brushy vegetation and tall trees.
Young students living in Woodland can attend either Encompass Academy or Highland Community School for public elementary school. Both are within walking distance of many homes in the neighborhood. Students also attend Elmhurst United Middle School and Castlemont High School. Castlemont High was named for the building’s original, medieval-style façade, which inspired many of its school traditions, its mascot and its motto. The high school has graduated some notable alumni, including several professional athletes, musicians and a former director of Bay Area Rapid Transit.
Head down International Boulevard, and you’ll find tree-lined medians, dedicated bus lanes and a variety of shops, restaurants, markets and a multitude of taquerias and Central American cantina-style restaurants. Early birds can stop by San Francisco Restaurant, a breakfast and lunch spot in the neighborhood. For groceries, make a pit stop at 82nd Produce or One Stop Market. Take the bus north on International Boulevard and you’re just a few stops from vibrant Fruitvale and Fruitvale Village where you’ll find sumptuous dining options and one of the busiest BART stations in the Bay Area.
Woodland is also less than 2 miles east of RingCentral Coliseum and Oakland Arena, where you can grab tickets to an Oakland Athletics baseball game or a live concert. Plans are underway to redevelop the stadium and the surrounding area as a mixed-use district with hundreds of new homes, shops and other amenities. The neighborhood is about 7 miles east of downtown Oakland and 20 miles from downtown San Francisco.
