Planned community near Jacksonville seeing continued growth

Oakleaf Plantation is home to 31,000 people in Florida’s Clay County, just 25 miles southwest of Jacksonville. The planned community was established in 2002 and boasts top schools, a variety of housing options and a strong sense of community. “It’s recognized as the most diverse locality within the county,” says Clay County Commissioner Alexandra Compere, who represents Oakleaf and his lived in the area for 10 years. The area is seeing continued growth. A large beverage manufacturer opened its doors in Clay County in 2022. A community library is also on the way.

Housing options range from one-bedroom condos to spacious Eagle Landing homes

The median home price in Oakleaf Plantation is close to $380,000, slightly lower than the $400,000 national median. One-bedroom condos are available for as low as $150,000. Townhomes are also available throughout the area. Gated communities offer numerous amenities, including pools and clubhouses. The Eagle Landing golf club community has spacious single-family homes that can sell for upwards of $600,000.

Expansion at Oakleaf Junior High

Oakleaf Plantation is minaly served by Clay County Schools, which has an A on Niche. Compere says the schools serving the community excel academically and athletically. Oakleaf Junior High is expanding to add a new two-story building to the campus. The building is expected to be complete in August 2025 and will allow sixth-grade students to move out of the elementary and into the Junior High campus.

Quiet community with easy access to bigger amenities

Compere said she chose to live in Oakleaf because she wanted a quiet, safe area where she could get to know her neighbors and be close to her church yet still easily access all the amenities she needs. She found just what she was looking for. “Oakleaf is remote from a lot of the rest of Clay County,” Compere says. “If you’re not planning to go to Oakleaf, it’s very unlikely that you’re going to drive through here, which is part of its charm.” But a new highway project, the First Coast Expressway, has opened its first section, which comes right through Oakleaf Plantation. The finished project will form a beltway around Jacksonville, connecting Interstate 10 to Interstate 95. It will make it easier for residents to get from one side of Clay County to the other, relieve congestion in the Jacksonville area and provide easier access to the surrounding region and bigger retail stores. The closest airport is Jacksonville International.

A mix of local shops and chain options

Oakleaf has multiple shopping centers with big box retailers like Kohl’s and Home Goods, and grocery stores like Publix. Some local cafes and coffee shops are mixed in with numerous chain restaurants and fast food options. The full-service, 100-bed Baptist Medical Center Clay hospital serves Oakleaf and the surrounding area.

Neighborhood parks and the Jennings State Forest

Oakleaf has many neighborhood parks with playgrounds and dog parks. Jennings State Forest is just west of Oakleaf. Visitors can hike, swim, camp or enjoy horseback riding at the state park, or simply enjoy the abundant wildlife in the area. Atlantic Coast beaches and the St. Johns River are just a short drive east.

Warm weather and low crime

Oakleaf enjoys Florida’s famous sunshine and year-round warm weather. It is considered at minor risk of flooding, with less than 10% of properties in the area at risk of flooding over the next 30 years, according to the climate modeling website First Street. According to data from the Florida Department of Health, Clay County's violent crime rate in 2023 was 91.7 per 100,000 residents, much lower than the state rate of about 150.7 that same year.

Elaine moved back to Northeast Florida in 2011 and met her husband, who also works in real estate. In 2014, they bought a home in St. Johns Forest.
