With the busy intersection of Interstate 279 and McKnight Road close by, the neighborhood of Summer Hill is about 5 miles north of downtown Pittsburgh. Still, there’s a feeling of seclusion with plenty of trees and hilly streets. “The main appeal of the area is that you’re still paying lower city taxes, making the monthly mortgage payment less,” says Arron Groomes, a Realtor with Your Town Realty with nearly ten years of experience selling in Summer Hill. “I love this place and tell everybody they need to move here. It’s not a typical suburban setting.”

Homes on a hill
Many neighborhood streets are hilly, meaning plenty of homes have a raised feature. Whether that’s a ranch-style or colonial house, these homes would have a driveway and a garage on the lower level with stairs leading up to the front door. Two to three bedrooms and between 1,000 and 1,700 square feet of living space will cost around $200,000. Some other home styles are Tudor cottages with steep roofs and round arches. Most houses were built in the 1950s. “Most are made with brick, making them more durable than similar homes in the area from the same era,” Groomes says.

Nearby park and observatory
Residents of Summer Hill only have to go to the other side of Interstate 279 to take advantage of Riverview Park, an over 250-acre space known for its wooded trails and steep hillsides, climbing to a maximum elevation of over 1,200 feet. There are also many picnic shelters, a large and small dog park, and a building that has a capacity of 300 and can be rented out for special occasions. At the highest point in the park is the Allegheny Observatory, owned by the University of Pittsburgh and listed on the National Register of Historic Places. Free public tours are offered a few nights a week from April through October. It’s ideal to do the tours in the warm weather since most of the time is spent in the telescope domes where the temperature is the same as the outdoor air.

Prekindergarten through eighth-grade structure
Children living in Summer Hill can attend classes in the Pittsburgh Public Schools district. That includes Pittsburgh Morrow PreK-8. Students at this school are split between pre-k to fifth grade in the main building on Davis Avenue and grades six through eight about a block away in another building. The school receives a C on Niche and has an 11-to-1 student-teacher ratio. Perry Traditional Academy High School has a 9-to-1 student-teacher ratio and a C-minus Niche grade. The school offers the JROTC all-city magnet program, emphasizing character development and community service.

Quaint spots for a meal out
Along Spring Garden Avenue, which looks like a rural road, it’s easy to forget that this area is only miles away from downtown Pittsburgh. Especially when eating at the Hog’s Head Bar & Grill. It’s in a small building and the setting around it looks like it could be in a mountain hamlet. “This is a local favorite,” Groomes says. “They serve wings in a dog bowl. It’s a little odd at first, but everyone else was in the same situation.” This small restaurant has indoor and outdoor seating, trivia on Wednesday nights and daily food specials. The neighborhood is also close to a small deli called Ida’s Sandwich Shop, a family owned business with classics like grilled cheese or Reubens. They also specialize in the Ida, a hot turkey and coleslaw on marble rye. Inside, there’s a counter and also table seating.

Great public transportation coverage
While some aspects of Summer Hill may look like a neighborhood in a rural area, there are plenty of opportunities to catch public transportation via Pittsburgh Regional Transit. There are bus stops along Ivory Avenue, Ramage Road and Colby Streets. Interstate 279 will lead to downtown Pittsburgh, heading south and north toward Interstate 79 in the Franklin Park area northwest of downtown.
Summer Hill is a quiet Pittsburgh suburb, less than 4 miles away from Downtown.

Summer Hill is relatively secluded while being surrounded by main highways. Public transportation is good and the area is quiet. Most Pittsburgh don't know about this neighborhood; I spent most of life living two miles away without being aware of it. It's one disadvantage is that there is no shopping within walking distance, of course if there were then Summer Hill would not be quite so quiet and secluded.
