Rural community in the Horse Capital of the World

Rolling Hills is surrounded by farmland about 20 miles west of Ocala, the Horse Capital of the World. The country neighborhood is growing quickly, with new construction houses built along a mix of paved, lime rock and dirt roads. “They were subdivided back in the 1960s, and I believe they thought Disney would be built nearby,” says local Wendy Fisher, a Realtor with BRIJE. Walt Disney heavily considered Marion County as the site of his world-famous resort; however, it ended up in Orlando, and the county’s pastoral, equestrian culture flourished instead. “The World Equestrian Center, like 15 minutes from Rolling Hills, is the largest equestrian center in the U.S.,” Fisher says. “There are tons of annual and monthly equestrian activities and shows.”

Nature lovers and riders enjoy trails, rivers and equestrian centers

Equestrian facilities encompass Rolling Hills. Grandview Clydesdale Farm & Tours is located on the south side. LCH Equestrian at Sunflower Hill Farm and Eddie Woods Stables are on the west side. For larger shows or a night out, The World Equestrian Center is just under 15 miles from the heart of the neighborhood. The complex is a family-friendly hub of shopping, dining and entertainment. When there isn’t a show happening, there’s another event, such as the annual Ocala Food & Wine Festival.

Rolling Hills is at the intersection of several protected natural spaces, including the Pruitt Trail, a section of the Florida National Scenic Trail that winds through Halpata Tastanaki Nature Preserve. The trailhead is nearby on Marion County Road 484, guiding local hikers, bikers and horseback riders through over 8,000 acres of swamp and pinelands. Its south side stretches along the banks of the Withlacoochee River, popular for fishing. Kids can learn to hunt at Ross Prairie State Forest, less than 10 miles away. National destination Rainbow Springs State Park is just over 10 miles away, with waterfalls and crystal clear springs, sought-after for snorkeling.

Homes range from 1970s ranches to new farmhouses and cottages

Rolling Hills was pre-plotted with full-acre lots, and while most are still around that size, smaller and larger parcels are also available. Prices span a broad range, starting around $200,000 and running to about $660,000. Most houses sell for less than $500,000, leaving single-family homes with a median cost of roughly $350,000. Age, condition, acreage, square footage, location and other factors all affect the price. Some of the area’s oldest properties are ranch-style and manufactured houses built between the 1970s and 1990s. More development came in the early 2000s, but it wasn’t as widespread as the newest wave of new construction, which began around 2020 with contemporary farmhouses and cottages. All properties are on well and septic systems. Fisher says that, for the most part, the landscape in Rolling Hills is high and dry; however, there are small special flood zones, and any properties within those zones would need flood insurance to secure a federal mortgage. Hurricane season ranges from early June to late September.

Students in Rolling Hills attend school in nearby Dunnellon

Rolling Hills is served by Marion County Public Schools, graded B on Niche. The neighborhood is zoned for Dunnellon’s local schools – Dunnellon Elementary (B-minus), Dunnellon Middle (B-minus) and Dunnellon High (C). The Cambridge AICE (Advanced International Certificate of Education) is offered at the high school, allowing students to take AICE courses and earn college credit with each passed AICE exam.

Essentials, fast-casual joints and fresh produce are within a 10-mile

Essentials like grocery stores, gas stations and doctors’ offices are within a 10-mile drive on Florida State Road 200, a growing commercial corridor that intersects Marion County Road 484. It’s lined with conveniences like banks and pharmacies, as well as various chain restaurants, including local favorites like Beef O’ Brady’s and Cody’s Original Roadhouse. The family-owned Cannon Farms is also within a 10-mile drive, selling fresh produce, from watermelons and cantaloupe to sweet corn and peanuts.

Thoroughfares, the closest major airport and the nearest ER

Marion County Road 484 and Florida State Road 40 are the main thoroughfares in Rolling Hills. The latter is a direct route to Ocala, 20 miles east. All-hours emergency care is available less than 10 miles away at AdventHealth TimberRidge ER. Ocala International Airport and HCA Florida West Marion Hospital are under 15 miles away.
