Few residents and many tourists in this beachfront community in Grays
In Ocean City, people can drive onto a beach and park on the sand. They can watch the sunset over the water, fly kites in steady winds and beachcomb every day. “People like the beach access, and it’s a quaint little area,” says Realtor Clinton Potter. The population of around 200 full-time residents have spacious yards. Here they can keep to themselves, enjoying walks through the sand dunes and to the ocean from their homes. It’s not a built-up area, so it doesn’t have its own supermarket, but locals can drive 3 miles north for one. Between the houses are hotels, motels and campgrounds for tourists, since the beach is a vacation destination where many visitors flock to in the summertime.

Ocean City State Park and more outdoor recreation
An access point for Ocean City State Park lies centrally in Ocean City. It’s one of the more crowded beaches in the area — allowing visitors to drive their cars and go horseback riding right on the beach. Being on one of the largest razor clam beds in the Pacific Northwest also makes it a popular clam digging site. The beach runs along the western edge of Ocean City and is within walking distance of some homes. Griffiths-Priday State Park, over 350 acres, is a sprawling recreation space in Copalis Beach about 3 miles north. It may not be the easiest walk, with a mile and a half-long trail through coastal dunes before reaching the ocean, but this means the vast beach is secluded and quiet. Visitors can birdwatch and clam dig, while immersed in a peaceful nature setting. In Olympic National Park, about 40 miles away, hiking trails ascend past towering evergreens and up rugged terrain for views of the Olympic Mountains.

Homes walkable to the beach on Ocean Boulevard
Centered around state Route 109, Ocean City has homes along the main road interspersed between hotels and campgrounds. More homes are concentrated on Ocean Boulevard, an area where residents can have views of the water and be within walking distance of the beach. The average square footage of the lots is over half an acre, so people have extra space as well as privacy since many yards are divided by evergreen trees. The architecture includes ranch-style homes, A-frame houses, contemporary homes and cottages. Ranch-style homes range from $400,000 to $550,000, while contemporary homes with ocean views range from $700,000 to $800,000. Prospective buyers may have to wait for their ideal house: “The market is limited. There’s not a huge inventory,” Potter says.
