In rural residential Morro Hills that stretches out west of Route 76 you’ll see an abundance of farm properties zoned for large lots and custom homes. This far-and-wide countryside attracts local growers, hobby famers, and those who prefer a more remote atmosphere. Zoned agricultural, Morro Hills shares a bit of its terrain with a select few streets in planned developments on its outer edges. Kirk Johnson, Broker with Oceana Resales and Rentals says, “Right now, a majority of Morro Hills is comprised of agricultural properties and commercial nurseries, but you’ll also see the planned Arrowood community around a golf course.” Arrowood broke ground in 2000 in western Morro Hills and offers proximity to the Camp Pendleton entrance, prestigious greens and some of Oceanside’s most high-end tract homes.

This means that home options within the greater Morro Hills delineation can range from Spanish-style homes on the eastern outskirt in the Greens of Arrowood from $900,000 to $1.7 million, to 14-acre thriving agricultural operations for $2.5 million. On the outer southern edge of Morro Hills near Mission Vista High School, you’ll find mansions with private putting greens and pools lining streets and cul-de-sacs. Pam Moss, Independent Broker who has sold homes in the Morro Hills area for 18 years says, “Developments like Arrowood are not what constitutes Morro Hills, which is primarily zoned for 2-acre to 4-acre lots in a large agricultural preserve. Parts of Morro Hills extend into Oceanside, Fallbrook and Bonsall and people move here to have unique homes on rural properties. There are all kinds of groves and farms growing everything from tomatoes to flowers. It’s highly agricultural, country-style living.” Throughout the bulk of Morro Hills, you’ll see farmland and modern barns for raising animals. You’ll also see massive custom-builds on vast acreage for around $2 million. Farmhouses and contemporary hillside estates enjoy epic views of the area’s rolling landscape.

Public school students can start out at Bonsall Elementary School and move on to Norman L. Sullivan and Bonsall High or Mission Vista High. All four of these schools are highly rated on Niche, earning either an A- or A+ grade.

On the east side of Morro Hills, golfers enjoy the hilltop, 18-hole Arrowood Golf Course and club, and throughout the balance of Morro Hills, you’ll find plenty of open space to plant, hike or travel country roads. Along the way you can pick up fresh produce and local goods at the Mellano Farm Stand or stroll the serene pathways at lush Botanica — a popular wedding venue.

Johnson says, “One of Morro Hills’ most unique features is an abundance of light hours without the excessive heat you’ll get moving further out. Its attractive to anyone growing vineyards or operating greenhouses because you get all the sun without the high temps that can be damaging. Morro Hills is really in the sweet spot; you can grow almost anything here.” Which likely explains why Morro Hills is home to the Beach House Winery on the ridge line of Sleeping Indian hills, offering a panoramic vista of San Diego County and the Pacific Ocean.

Although many Morro Hills residents do rely on locally grown goods, you’re not unreasonably removed from essentials. Locals can also order delivery from the Walmart Supercenter in neighboring Ivy Ranch-Rancho del Oro or drive 5 miles down 76 to shop at Town Center North and Mission Marketplace.
