Suburban Neighborhood in Oklahoma City, Oklahoma
Oklahoma County 73139

Shopping centers on South Western Avenue
With blocks of strip malls and chain restaurants lined up on both sides of South Western Avenue, residents don’t have to travel far to find the basics. Salons and massage parlors sit alongside music stores, bakeries and comic-book shops. Smoked brisket, ribs and jumbo spuds are on the menu at Swadley’s Bar-B-Q. Another standout eatery is Ted’s Café Escondido, where diners can see soft, pillowy flour tortillas heating on the griddle as they’re led to their table. “You will not find a better flour tortilla,” says Lauren Sargeant, Realtor with Keller Williams Realty Elite. “I’m obsessed with their fajitas.” Scooter’s Coffee offers drive-through service near Lightning Creek Park for quick pick-me-ups. Walmart Supercenter and Lowe’s Home Improvement are conveniently located on opposite sides of Santa Fe Avenue, and an OnCue convenience store and gas station anchor the neighborhood’s southeastern corner.Ranch-style homes accented by brick and stone
Though Southbrook’s property mix is made up primarily of apartments and retail, nearly half of its residents own their homes. Buyers searching for larger-than-average lots can find them in the northern section of the neighborhood, where properties include up to a full acre. This area is also home to most of Southbrook’s commercial development. On the residential grid south of 89th Street, homes are built more closely together, sharing space with condo developments and apartment buildings. Home prices are typical for the Oklahoma City Metro area. Condos and townhomes start in the $120,000 to $150,000 range. Snout houses and ranch homes dating to the 1960s and ’70s feature brick and stone accents and attached garages. These single-family homes typically command prices from $150,000 to $350,000. Contemporary brick builds offering more than 4,000 square feet of living space might sell for $400,000 to $700,000.
Reaching for the stars at Sky Ranch Elementary
Established in 1968 on grounds where horses once roamed, Sky Ranch Elementary School earns a Niche grade of B. The school is close to Southbrook’s residential areas, but its location across busy South Western Avenue makes it difficult to walk there. A few blocks away, the B-minus-rated Moore West Junior High serves students in grades 7 and 8, with a teacher-to-student ratio of 1 to 17. At the A-rated Westmoore High School, teens can participate in clubs and organizations that match their interests, from band to athletics to creative writing.
Going places on Interstate 240
As the crow flies, the distance to Will Rogers World Airport is only a few miles. However, to access the terminal, motorists hop onto I-240, which forms the neighborhood’s northern border. As a result, the trip stretches into an 8-mile journey. The Bricktown dining and entertainment district is about 9 miles away and easily accessible via Interstate 35, less than a mile from Southbrook. Buses on Embark routes 013 and 040 stop in several spots on South Walker and Santa Fe Avenues to provide access to Bricktown and other downtown districts. Community Hospital serves the southwest section of Oklahoma City and several surrounding communities from its south campus, 3 miles away.
Brookwood Park is a centrally located green space
Brookwood Park carves out a pocket of green space in the heart of the neighborhood. A creek ribbons past a small playground, picnic tables and shady trees, with geese nibbling at its banks. The sports fields at Lightning Creek Park are a popular gathering place for youth events, and plenty of restaurants are nearby for post-game bites. Oklahoma City’s oldest drive-in movie theater awaits on the other side of I-240, less than a mile away. Open seasonally, the Winchester Drive-In can accommodate nearly 500 cars at once, and locals testify to great views from every spot.Tulsa’s tornado risk
While home prices in Oklahoma City trend lower than the national average, buyers should expect to pay high insurance premiums due to the state’s tornado risk. Oklahoma City sees an average of five tornadoes annually, and the risk is exceptionally high during spring.Area houses of worship
Several churches allow residents to worship and gather for community events. Examples include the non-denominational Hope Connection Church, Draper Park Christian Church, Brookwood Baptist Church, Apostolic Faith Tabernacle and the Korean Church of the Nazarene.
