Conveniently located Suggs Park
At the heart of the triangle formed by Route 66/Interstate 44, Lake Hefner Parkway and the Northwest Expressway, Suggs Park is an established residential neighborhood that has been recently discovered by new buyers. “You’re in a prime location, you can get anywhere in the city within a matter of seven minutes. And there’s a ton of new development happening, with shopping and dining within a five-minute drive,” says Cassidy Johnson, a Realtor with Keller Williams Realty Elite. Often lumped in with neighboring Mayfair, Suggs Park is also near OAK, a mixed-use development with shops, restaurants and residential areas that is under construction.

Currently under construction, the project will have shops, restaurants, a park, a hotel and residences. The first phase of OAK is scheduled to open in fall 2024.

Surrounded by major OKC roadways including Northwest Expressway
In any direction from Suggs Park, drivers can access major routes like I-44, Lake Hefner Parkway and the Northwest Expressway. “The best thing about living in this part of town is that you’re close to everything,” says Jim Miller, a Realtor with Keller Williams Yukon. And while there are Embark bus stops on nearby Pennsylvania Avenue, “we don’t have the best transportation system in Oklahoma City, so most everything is car dependent,” Johnson notes. The closest hospital, INTEGRIS Health Baptist Medical Center, is 2 miles west. Downtown Oklahoma City is about 7 miles south. Will Rogers World Airport is about 11 miles away for commercial flights.
Bungalows and brick ranches
The residential neighborhood primarily features ranch-style homes and bungalows that were built between the 1940s and 1960s. They typically range from $175,000 to around $300,000, depending on size and updates. Most have good-sized yards with large trees; many have attached garages. Recently Suggs Park has sparked the interest of a different kind of homebuyer. “Over the last four years there’s been a switch in generations,” Johnson says. “It used to be a lot of empty nesters and now it’s becoming more of a four- to seven-year neighborhood” that’s popular with first-time buyers and young professionals.
