A tidy, well-planned residential neighborhood bisected by Chisholm Creek, west of Edmonds, The Valley is in the heart of it all for. “There’s just a lot of amenities nearby,” says Realtor Felicia Smith, with Chamberlain Realty. “Whether you’re a city person and you want to go out for a fancy date night, or you’re an outdoorsy person and you want to take your dog for a walk or go mountain biking or fishing, it’s all very convenient to you.” Smith says.? Excellent schools and convenience to the surrounding area, in a relatively quiet location, makes it a popular Oklahoma City suburb.
Strong schools with song in their hearts
Students in The Valley attend school in the highly sought-after Edmond Public Schools district. “The schools are a big draw for people, Edmond has the highest-rated schools in the local area,” Smith says. Students start off heading to either Washington Irving or West Field Elementary School, then come together at Heartland Middle School, all of which earn an A grade from Niche. Santa Fe High School – which fields two competition-winning show choirs – also boasts an A grade from Niche and a 9/10 GreatSchools Summary Rating.

An inland lake with a picturesque lighthouse
Neighborhood kids can get dirty in the Chisholm Creek that runs down the center of the neighborhood, or head just east to Rolling Park or Bluff Park to work some energy out on the playgrounds and basketball court. Good times in the city
While residents in The Valley don’t have any events right on their doorstep, downtown Oklahoma City isn’t far away – and OKC knows how to party. Downtown for December lights up the town from November through December, including the City Tree Lighting Festival and holiday lights up and down Automobile Alley. The crown jewel though is the 11-day Oklahoma State Fair just west of downtown. Featuring national acts, horse shows, exhibits, and the best in Fair fried foods, over one million visitors make their way to the Fairgrounds for the event.
Low turnover of homes
Traditional-style brick homes on tidy lots, usually around an eighth of an acre, make up the housing inventory in The Valley. Almost “The Valley had several building phases, so parts of it were developed in the ‘80s, and parts were done more recently,” notes Smith. Most of the large single-family homes in The Valley were built between the mid-1980s and late-1990s, but you will find some as recent as the early 2010s. Most homes sell for between $225,000 and $350,000, with houses falling outside of that range primarily based on age and square footage. The Valley is a competitive market, according to Smith, “Turnover in The Valley is very rare. People live here and they want to live here and they’re just not leaving.”

Shop and eat just outside of the Valley
While much of the local dining is national chains, a few local gems like Big O’s Pork and Dreams shine. Just to the northeast of the neighborhood, this community-focused barbecue joint doesn’t just serve up house-smoked pulled pork, but also has a unique mentoring focus. Meanwhile, just across Edmond Road, Oozie Mediterranean dishes out Lebanese-Mediterranean classics. Residents get plenty of choice for grocery shopping, with the Walmart Neighborhood Market or Natural Grocers in the southwestern corner and Crest Foods in the Santa Fe Square shopping center off 15th Street. Quail Springs Mall and Marketplace, with hardware and big box stores, sits just 4 miles south of The Valley.

Cars are a must for residents
Living in The Valley, a car is a must-have, with no public transit and limited walkability. There are churches in walking distance though, including Chisholm Creek Baptist and Stonegate Cumberland Presbyterian. To grab a flight, Sundance Airport is the closest with commercial flights, and is a 15-mile drive. Residents won’t have as far to go for medical care, with Summit Medical Center only 3 miles towards Edmonds.
HOA – Yay or Nay?
A unique aspect of The Valley is that there are sections of the neighborhood available without HOAs. “HOAs are sometimes frowned upon by homebuyers because they don’t like having to abide by all the rules and regulations, so a benefit of The Valley is that you can live in either a section with or without one.” Regardless of the inconsistent HOA supervision, “it’s still a well-maintained, very well-kept, peaceful neighborhood,” says Smith.
