Quiet town with thriving parks

As the home of the U.S. Open, Old Bethpage is a golfer’s dream. The hamlet is home to Bethpage State Park, which contains five golf courses, including the Bethpage Black Course, known throughout the world for its difficulty. Multiple U.S. Open Championships have been held there, as well as a PGA Championship, the Barclays and soon the 2025 Ryder Cup. Living here gives residents the chance to play on famous courses and be right in the middle of the action when major competitions come to town. These competitions are weekslong events for the hamlet’s residents. Aside from this, Old Bethpage is a quiet town with a thriving park system. “It’s very suburban — heavy trees, seclusion,” says Alan Jurmain, a licensed real estate salesperson at Daniel Gale and Sotheby’s International Realty. “It’s more of a quaint village and much smaller. But it has all the access and conveniences of getting to the city, getting on the highways.” Fittingly for such a small, quiet town, the CAP Index crime score is 1 out of 10, which is lower than the national average of 4.

Fixer-uppers from $600,000

The homes in Old Bethpage have more land than their counterparts in Queens or Brooklyn, with Jurmain saying that lots average around 6,000 square feet. He also notes that finished basements are common. “It just expands the footprint of the house,” Jurmain says. “A lot of families might have their mom or another relative living downstairs, and it just makes that doable.” Small Cape Cods or split-levels in need of restoration start around $600,000, while a five-bedroom new construction can climb to about $1.8 million. “A lot of people are buying the older homes for $500,000 or $600,000 and knocking them down, then building what people affectionately call McMansions,” Jurmain says. “That creates even more demand for first-time homebuyers because all of the large homes are not in their price range and a lot of the properties that they might buy for $500,000 or $600,000 are being bought by builders and investors, knocked down and turned into big houses.” Even homes selling in the upper $800,000 range might need a little work here and there, says Philip Donnellan, an associate broker at Deans R E & Moving Homes who has sold here for 18 years. Completely renovated homes cost in the range of $1 million.

A-plus for Old Bethpage Elementary

According to Donnellan, the Plainview-Old Bethpage Central School District, which Niche gives an A-plus and places among the top 25 school districts in New York, is a huge draw to the neighborhood. Children can attend Old Bethpage Elementary School, which has an A-plus, Howard B. Mattlin Middle School, which has an A, and Plainview-Old Bethpage John F. Kennedy High School. At the high school, which is a National Blue Ribbon School with an A-plus from Niche, students can participate in robotics, writing and a-cappella clubs.

Bethpage State Park, Old Bethpage Village Restoration

Aside from its golf courses, Bethpage State Park’s 1,477 acres provide playgrounds, picnic areas and basketball and volleyball courts as well as hiking, biking and equestrian trails. There’s even a field for polo. The Bethpage Bike Trail, which stretches over 13 miles and runs through the park, is particularly well-known. Residents also enjoy visiting the Old Bethpage Village Restoration, which is a 209-acre living history museum that consists of a restored 19th-century village with 18 historic buildings, including an old general store, inn, doctor’s office, church, blacksmith shop and a farmhouse where sheep are still kept and sheared just like they were in the 1800s. “They have people dressed up in the period clothes and all that; it’s pretty cool,” Donnellan says. “It’s very popular.” Haypath Road Park is a popular daily-use space, offering a playground alongside a basketball court, tennis courts and a couple of baseball fields where local teams sometimes play.

Shopping and dining in Old Bethpage

Old Bethpage has two very small retail centers where residents can grab essentials or stop for a meal. Pete the Greek is known for its chicken or lamb souvlaki platter and lemon potatoes, while Dake Korea offers staples like bibimbap and Villa Monte is a go-to for pizza. Han’s Natural Farm offers fresh produce and ShopRite provides groceries close to home in a shopping center with a few more dining options. “It’s a true bedroom community. There’s really not a lot of nightlife or anything,” Donnellan says. “People go over to Plainview for their restaurants, they go to downtown Farmingdale, and they go to Bethpage proper because that has a vibrant downtown and vibrant nightlife.”

Major highways, LIRR’s Bethpage Station

Old Bethpage has easy access to the Seaford-Oyster Bay Expressway, Bethpage State Parkway and Long Island Expressway, making it easy to travel nearly anywhere on Long Island. From the Long Island Rail Road’s Bethpage Station, which is just under 4 miles away, the train reaches Pennsylvania Station in about 45 minutes.

Spring Fest, golf events

Every year, the communities of Old Bethpage and Plainview come together for Spring Fest, which features carnival rides, craft vendors and face painting. Big golfing events at the Bethpage Black Course bring plenty of activity. Some residents enjoy sticking around for it, but Donnellan says that others take a couple of weeks off work and go have fun elsewhere while renting their homes out for a little extra money.
