When Mainers think of Old Orchard Beach, they picture a long stretch of sand and a wooden pier packed with restaurants, bars and shops. The coastal resort town sits on Saco Bay, about half an hour south of Portland. Palace Playland, a beachside amusement park, lights up the boardwalk during the busy summer season. Known to locals as “OOB,” the town is a tourist magnet when it’s warm out, but its oceanside setting draws plenty of year-round residents.

If you’ve ever spent time on the Maine coast, you’ll know that towns like these are absolute zoos in the summer. But what’s it like to live there all year? “It’s actually really great,” says Katherine Scamman, a broker and Realtor with eXp Realty who’s been selling in the region for 10 years. “Obviously you get the crazy season for a couple of months because there’s tons of tourists, but otherwise it’s kind of sleepy, in a good way. I can take my dogs to the beach during the winter. It’s one of the few places you can actually let them loose and get a good walk in.”

The cost of living and owning a home in OOB

In addition to the good-way sleepy vibes you’ll find in Old Orchard Beach, there is also a wide range of housing options with an equally wide range of pricing. Here’s the breakdown on recent home sale prices in OOB:

  • Condos and townhomes – upper $100,000s to mid-$400,000s
  • Luxury condo units with ocean views and beach access – mid-$400,000s to mid-$800,000s
  • Small single-family homes – mid-$200,000s to mid-$600,000s
  • Vintage beachfront cottages and newly built contemporary homes – upper $600,000s to $2 million
Rental properties are available, too. Studio apartments and condos rent from around $1,200 to $2,500 per month.

Winters in Maine are long, cold and snowy, so you should be prepared for high heating and snow removal costs. Buying a home with a garage will cut down on the amount of time you spend scraping snow and ice off your car after storms. Depending on how close your property is to the water, you might have to buy flood insurance as well.

Buying a house near the water versus inland

As a rule of thumb, properties near the water are going to cost more; you pay for the water views and the convenience of being near the boardwalk and restaurants. If you want peace and quiet, especially in summer, you’re better off looking for a place that’s a fair distance away from the beach and the highways. Those inland areas don’t have the same beach-town vibe, but you’ll get more house for your money, and the action is still a short drive away. Just remember that it can be tough to find a parking spot during the hectic summer months.

The pros and cons of life in Old Orchard Beach

The beach is far and away the best reason to move to OOB. When you live here, you’ll have access to several miles of sandy beach, a rarity in a state that’s known for its rocky coastline. The boardwalk and pier give the place loads of old-time coastal charm, and the median home sale price is much lower than in nearby towns like Cape Elizabeth or Scarborough.

The downside is that you’ll have to put up with throngs of tourists and seasonal residents in summer. Commutes take longer because of the traffic, and it can be hard to get a seat at a restaurant. Then when the season dies down and you finally get some breathing room, a lot of those restaurants shut down.

Most people work in nearby cities like Portland or York

Tourism and hospitality drive the economy in OOB, but there are plenty of other job opportunities in the surrounding cities. “I think Saco and Old Orchard are the most convenient locations for commuting because of how the turnpike works. From exit to exit, it’s literally 15 minutes to 295,” Scamman says. “You’re right in the center for commuting if you’re going to either York or Portland.” Here are a few of the top industries in those cities, which are both about half an hour away:

  • Health care
  • Education
  • Fishing and marine supplies
  • Food production
The Amtrak Downeaster offers rail service to Portland, but it only stops in OOB seasonally, usually from May through October. Shop ’n Save and Hanson’s Hometown Hardware are right in town, so you don’t have to go far for the basics. Round-the-clock medical care is available at Northern Light Mercy Hospital in Portland.

Old Orchard Beach appeals to retirees who don’t mind the snow

Old Orchard Beach is a good place to retire if you don’t mind the snowy winters. You can walk to the beach and restaurants from condos near the shore, and there are spacious wooded properties available around Dunegrass Golf Club. Since a lot of properties are second homes for seasonal residents, you might only have neighbors for part of the year.

Nearby towns like Saco and Scarborough attract more families due to their highly rated school districts. The median home sale price in Saco is about the same as in OOB, but Scarborough is much pricier.
