West Scarborough
Suburban Neighborhood in Old Orchard Beach, Maine
York County 04074
A once-rural atmosphere mid-transformation
West Scarborough’s older houses are being remodeled and new homes are constantly being built. The Town of Scarborough is building a 524-acre central downtown and mixed-use community just outside of West Scarborough offering houses, condos and apartments alongside restaurants and storefronts. “We’ve never had a downtown before, it’s always been a very spread out, rural community, so to actually have a town center, that’s definitely going to change the feel of the town,” Foley says. While some locals are concerned about increased traffic, others are thrilled with the changes. Julie Lemieux, broker with Old Orchard Beach Realty, grew up in West Scarborough on a dead-end suburban street. Today, that road has been expanded and her childhood home is being remodeled, which she thinks is exciting. “The developers like the area, they’re not from away,” Lemieux says. “These are local people who care about the community.”Traditionally large lots, new mixed-use developments
“West Scarborough is a bit more spread out. People have more land, the houses are more set back from the road,” says Jeffrey Mateja, the owner of the Keller Williams Mateja Group who has sold in the area for 19 years and lived there for six years. “You still have the neighborhood setting, but you have a little more privacy.” Older homes range from colonial-style and New Englander houses that occasionally date to the late 1800s to small Cape Cods and ranch-style homes. New constructions are abundant, with several mixed-use developments in the works. A small fixer-upper might dip as low as $300,000, but other homes can climb over $1 million. According to Mateja, most homes fall between $650,000 and $900,000. Despite the speed with which new homes are being built, houses sell incredibly quickly with multiple offers on almost every property. “We just had two properties launch this past weekend,” Foley says. “Both had well over 30 people attend the open houses, over 15 showings and multiple offers and are now going under contract within four days of going live. And it’s been like that for at least two to three years now, if not longer.”Niche gives Scarborough schools an A-minus
Children can begin their educations at one of three schools for kindergarten through second grade like Blue Point Primary School, which has a B rating. They then move on to Wentworth School, which has an A, then Scarborough Middle School and Scarborough High School, both of which have B-plus ratings. Scarborough High’s career pathways program allows students to build connections in their field of interest through job shadows, job site visits and more.Easy access to Portland and beyond
U.S. Route 1 takes residents to Portland after it becomes Interstate 295, and West Scarborough is minutes away from Interstate 95. Portland International Jetport is just 8 miles away.Local marketplaces, seasonal Clambake
Residents head to the local On the Vine Marketplace for groceries and a from-scratch bakery. Pine Tree Seafood & Produce Co. sells baked goods and Maine lobsters. Dunstan Tap & Table is a popular locally-owned bar and burger joint, though residents also eat at Chaba Thai Cuisine and El Rodeo. One of Scarborough’s most iconic summertime eateries is a few miles away. “Everybody knows the Clambake, everybody goes to the Clambake,” Foley says.Hiking, kayaking at Scarborough Marsh Audubon Center
At over 3,000 acres, the Scarborough Marsh Audubon Center is the largest salt marsh in Maine and can be explored by canoe, kayak and on foot. On its trails, residents might run into a cranky — but harmless — red-wing blackbird and some less confrontational living things like ferns and white pine trees. Hikers also enjoy Fuller Farm Preserve’s large network of trails, which travel along the Nonesuch River and boast a springtime waterfall. Residents spend time at nearby beaches, including Pine Point Beach 4 miles away, Old Orchard Beach 5 miles away and Higgins Beach 8 miles away.Winter and summer festivals
Every year, Scarborough holds a Winter Festival — at least, if there’s enough snow — and a Summer Festival. “It’s outdoors in the park, there’s live bands,” Mateja says. “There’s a bounce house, face painting, road race, and then they do fireworks.”
