Olympia’s South Capitol is one of the city’s oldest neighborhoods, and is known for its known for its early-20th century Pacific Northwest architecture and central location. Located just south of the Washington State Capitol Campus, it's a popular landing spot for government workers. Said campus is also all that separates the neighborhood from downtown Olympia, so residents are just a short walk from the city center and all the arts, dining and entertainment the heart of the city has to offer. “If we’re talking about historic Olympia neighborhoods, South Capitol is maybe the first place that comes to mind,” says local Realtor Justin Clement of Better Homes and Gardens. “You’ve got a lot of really lovely Pacific Northwest-style homes and you can tell people have put a lot of time into keeping them looking good.”

Early 20th century homes
The streets of this mostly residential neighborhood are lined with an assortment of early 20th-century homes, along with a surprising amount of forest for such a centrally-located area. Craftsman bungalows and two-story homes are prevalent throughout most of the neighborhood, with a few midcentury ranch-style homes scattered around. Many properties have been updated over the years to preserve their historic character while accommodating modern living standards. Yards are often small but well maintained, and old-growth trees can be found throughout the area. Home prices in South Capitol tend to be a little higher than many other parts of Olympia due to the neighborhood’s historic appeal and central location, with most homes selling for between $550,000 and $800,000.

Capitol Lake and the Capitol Building
Capitol Lake, located on the western edge of the neighborhood, offers walking and jogging paths with views of the lake and the surrounding parklands. The lake's perimeter trail is the most popular running track in Olympia and the parks along the trail host events throughout the year, including the popular Capital Lakefair, which is held every summer at Heritage Park. On the east side of South Capitol, Stevens Field has a playground and a couple of well-groomed softball fields that are used for both youth and adult leagues. On the north side of the neighborhood, the grounds of the Washington State Capitol Building and Campus are open to the public and feature memorials, gardens and some impressive neoclassical architecture.

Avanti High's bike shop
The neighborhood’s highly rated public schools are run by the Olympia School District. Lincoln Elementary has a 6 out of 10 rating on GreatSchools, while Washington Middle School has a 7 out of 10. Avanti High has a rare 9 out of 10 rating and has recently started an in-school bike shop program, Avanti Bikes, that teaches students about bike maintenance and safe cycling.
Lincoln Elementary School has an enrollment of 282 students.
The student population of Washington Middle School is 790 and the school serves 6-8.

Errands downtown or in West Olympia
There isn’t much in the way of shopping in South Capitol, with the exception of longstanding convenience store Frog Pond Grocery, located in the center of the neighborhood. Dining options are similarly scarce, though the neighborhood is home to the locally loved Olympia Baking Company, which is widely acknowledged to be one of the best bakeries in Olympia. For any other shopping and dining needs, residents generally head either downtown or to the shopping centers in West Olympia. Downtown Olympia is less than a mile north of South Capitol and is the heart of the local shopping and dining scene. It’s also home to the regionally famous Olympia Farmers Market, which is open Thursday through Sunday from April to October. Supermarkets and department stores can be found in West Olympia’s commercial district, a 4-mile drive from the neighborhood via Interstate 5 and U.S. Route 101.

A major draw for many South Capitol residents is its relative walkability. Locals heading downtown often opt to walk or bike rather than drive. For those heading to other parts of Olympia or beyond, the neighborhood is right next to Interstate 5, making for easy commuting. Joint Base Lewis-McChord is less than 15 miles away via the interstate, while Tumwater is just 2 miles south of the neighborhood. Multiple Intercity Transit bus routes have stops along Capitol Way, which runs north to south through the neighborhood.
