Armbrust Acres is a west Omaha neighborhood bordering Zorinsky Lake, one of the city’s premier spots for outdoor recreation. The types of homes you’ll find in Armbrust Acres
Many homes date to the 1970s and ’80s, but there are some contemporary and New Traditional builds from the 2020s in the mix. “It’s a good mixture of different style homes. You’ve got ranch-style homes, two-stories, some split-entries, some multilevels,” says Oscar Barrera, a Realtor at Better Homes and Gardens Real Estate who’s in his 15th year of selling in the area. “It’s just a very nice, well-kept neighborhood.”
Properties typically measure about a quarter of an acre, with paved driveways, attached garages and leafy trees for shade and privacy. “Some of those newer neighborhoods out there lack that, but this neighborhood has got some nice mature trees,” Barrera says. Larger and pricier homes might have amenities like in-ground pools, outdoor kitchens and home gyms. Sidewalks are well-maintained and good for strolling or jogging.

Home prices compared to nearby neighborhoods
The median home sale price in Armbrust Acres is just under $525,000, significantly higher than the citywide median of $296,000. It's also higher than other Zorinsky Lake neighborhoods like Prairie Pointe and Lake Shore, but slightly lower than the median in nearby South Elkhorn. Raised ranch-style and two-story homes sell from the upper $200,000s to the upper $300,000s, while New Traditionals sell from the mid-$200,000s to the mid-$500,000s. Some large luxury homes fetch over a million. Properties are usually snapped up within 13 days, well below the national average of 53.
HOA fees and offerings vary. Some subdivisions charge as little as $8 per month, others around $250. The Armbrust Acres HOA, for instance, hosts seasonal offerings like Fourth of July celebrations, concerts and movies in the park, pickleball leagues, garage sales and holiday visits from Santa. Local HOAs also enforce a few codes: You could get dinged for things like poorly maintained outdoor spaces or cars parked on the grass.
Hiking, fishing and summer camp at Zorinsky Lake
The 250-acre Zorinsky Lake forms the southern border of Armbrust Acres. A trailhead for one of the lakeside trails is right in the neighborhood, steps away from a picnic shelter and a playground. “It’s a no-wake lake,” Barrera says. “Good fishing, a lot of kayakers, running trails, walking trails, and they’ve got a couple of parks for kids.” In summer, kids can practice archery, canoeing and swimming at Camp Zorinsky. The Zorinsky Lake Trail connects to Armbrust Acres Park, which has a playground, ball fields and barbecue grills. The park is open only to residents of the Armbrust Acres subdivision. On the other side of the neighborhood, Center Park offers tennis courts and plenty of green space.

The top-rated Millard Public Schools district serves the area
Students have access to the Millard Public Schools district. The top-rated district offers more than two dozen AP classes, as well as programs like Bridge to Early College and Air Force Junior ROTC.
