When you read about Bedford Place, especially its early history, you’ll probably see it categorized as part of “west Omaha” because the neighborhood developed west of the city’s original downtown core in the early 1900s. Today, however, it would be more accurate to say that it’s part of North Omaha, as it sits about 3 miles northwest of downtown on U.S. Route 75. The past echoes through everything from historic homes to local businesses, but modern homebuyers are primarily drawn to the area for its home prices, which are low by Omaha standards.

Many houses date to the late 1800s and early 1900s, when the neighborhood was established. American Foursquares, two-story vernacular houses, bungalows and gable-front cottages with Craftsman influences line the narrow streets. Some places have been extensively rehabbed and are move-in ready, while others are still waiting for the right buyer to put their stamp on them. “The one that I sold there was very well updated,” says Michael Garcia, sales associate with BHHS Ambassador Real Estate, who has over two years of local experience. Most residents rent, so multifamily units could make good investment opportunities.

Housing prices are low for Omaha, but typical for this area
The neighborhood’s median sale price of $165,000 is well below the citywide median. Most recent sales ranged from the lower $100,000s to the lower $200,000s. “People are able to get a nice home here at a lower price, so I think that has a big factor,” Garcia says. Prices are comparable in nearby neighborhoods like Miller Park-Minne-Lusa and Druid Hill. If you’re looking for even lower prices, you might want to check out Northwest Community Club, where the median is $140,000.

Dining and grocery spots around Bedford Place
Bedford Place is home to Time Out Foods, better known to locals as “Time Out Chicken.” This popular joint has been dishing up its famous fried chicken since 1969. Nearby Cajun Kitchen is another spot that’s known for its comfort food, especially the catfish sandwich. Watering hole Johnny T’s is right down the street for after-hours cocktails and cigars. When it’s time to stock the fridge, Phil’s Cash Saver is a couple of blocks away on Ames Avenue, or you can head to the Aldi over by Sorensen Parkway.
Students attend nearby schools in the Omaha Public Schools district
The Omaha Public Schools district serves local students, and Druid Hill Elementary is right in the neighborhood at the corner of Spaulding and North 30th. Kids who attend Druid Hill can participate in programs such as:

Cultural activities focused on African-centered concepts
North High School, known for its college- and career-readiness programs, is also close by.

Route 75 makes for easy commuting, but it can be noisy
Route 75 cuts a north-south path through the middle of Bedford Place, paving the way for the 10-minute drive to Downtown Omaha. If you hop on a Metro bus instead of driving, you can be downtown in about half an hour. Access to Route 75 is a convenient perk, but homes near the highway can be prone to traffic noise, especially during rush hour. It can also get noisy over on North 30th Street by Druid Hill Elementary.

Omaha Metro buses serve the neighborhood and connect to the downtown area.

Several public parks are within easy driving distance
Aside from a couple of fields and walking paths, Bedford Place doesn’t really have any parks; however, the North Omaha Trail follows the path of Route 75, and several well-appointed green spaces are less than 2 miles away. You can drive to any of these parks in about five minutes:
Fontenelle Park, home to a fishing lagoon, walking paths, sports courts and a playground
Bluff View Park, a nature preserve where turkeys often hang around
Miller Park, known for its outdoor pool and splash pad
Shoreline Golf Course, a public 18-hole course on the shores of Carter Lake, is also less than 10 minutes away by car.
A neighborhood community council stands in for an HOA
Like many early 20th-century Omaha neighborhoods, Bedford Place doesn’t impose any HOA fees or restrictions. A community council holds annual neighborhood cleanups and sometimes sponsors picnics and other events, but it focuses mainly on renewal and upkeep.
