Florence Boulevard offers value and convenience in north Omaha

Florence Boulevard is named for the historic street that cuts a path through its center. While the boulevard is the Omaha neighborhood’s best-known feature, convenience and value are the best reasons to consider buying a home here. The residential streets, some paved with brick, are 2 miles north of Downtown Omaha and 3 miles west of Eppley Airfield, making for quick and easy commutes. And home prices are low even by Omaha standards, which are already well below the national average.

Florence Boulevard was known as “The Prettiest Mile in Omaha”

The neighborhood’s namesake boulevard, built in the late 1800s, was originally designed to connect Miller Park to the heart of Omaha. “It’s historic, to say the least,” says Mo Albers, a registered Realtor with Realty One Group Sterling, who’s lived in Omaha for 30 years. Cottonwood and elm trees, floral plantings and enticing views of the Missouri River Valley made it a popular spot for recreational carriage drives and later, for car rides. While double yellow lines have replaced the flower-filled medians, billowing shade trees and historic homes carry echoes of the days when Florence Boulevard was known as “The Prettiest Mile in Omaha.”

Most homes date to the late 1800s and early 1900s, when the neighborhood was established. Common styles include:

  • American Foursquares
Some houses have benefited from modern upgrades like new kitchens, bathrooms, roofs and flooring, but even the ones that have retained their original details remain in solid shape for the most part. “The ones that have been taken care of are amazing,” says Albers, who has five years of experience selling in the area. There’s been some newer construction on the southern side of the neighborhood, with ranch-style homes and cottages built as recently as 2020. It’s worth noting that although Carter Lake is about a mile away, this neighborhood sits on higher ground, so most homes are built above the flood plain.

Housing prices are low by Omaha standards

The median sale price in Florence Boulevard is just under $150,000 — less than half the citywide median. Home prices typically start under $100,000 and climb to the lower $200,000s. Properties sell quickly, spending an average of 15 days on the market compared to the national average of 56. In nearby neighborhoods like Miller Park-Minne-Lusa and Bedford Place, sale prices are a little bit higher, and homes take about twice as long to sell. Conversely, the Saratoga neighborhood has a median sale price of $117,000, and properties sell in 10 days on average. However, that’s a smaller neighborhood where homes rarely come up for sale.

Residents can get around on foot, by car or by bus

Streets in this neighborhood are level and walkable, a feature that contributed to its early popularity. Narrow sidewalks make it easy to stroll to the corner store, Kountze Park or nearby restaurants like Time Out Foods and Cajun Kitchen.

Most people in Omaha drive if they’re going any farther than a few blocks, but despite the boulevard’s beginnings as a scenic thoroughfare, traffic is pretty light here. Also, the Metro bus system is more convenient in this area than in other parts of the city. Here’s a list of distances and typical commute times to nearby areas:

  • Downtown Omaha – 2 miles, five minutes by car and 15-20 minutes by bus
  • Eppley Airfield – 3 miles, seven minutes by car and about an hour by bus
  • Midtown Crossing – 5 miles, 10 minutes by car and 30 minutes by bus
  • UNMC – 5 miles, 10 minutes by car and 30 minutes by bus
Since most homes here were built before owning a car became the norm, garages are the exception rather than the rule. Some homes have driveways, but a lot of people park on the street.

The Omaha Public Schools district serves local students, and King Science & Technology Middle School is one of the neighborhood’s key features. King’s extracurricular offerings appeal to a broad spectrum of tastes; kids can join sports teams, engage with fellow “Mathletes” or learn how to play Dungeons & Dragons.

Community groups help preserve North Omaha neighborhoods

While Florence Boulevard doesn’t have its own neighborhood organization, broader community groups are dedicated to preserving and maintaining the area. In March 2026, volunteers for the Miller Park-Minne-Lusa Neighborhood Organization gathered to clean up litter along the roadside near Florence Tower, a short distance north. The North Omaha Neighborhood Alliance (NONA) boosts civic engagement by working with local nonprofits that advocate for underrepresented communities.

Historic significance doesn’t equal higher property taxes

Some potential homebuyers wonder if the neighborhood’s historic significance affects property taxes. However, Douglas County assesses taxes based on market value and local rates, not whether the homes are historic. Houses that have been fully renovated or upgraded might have higher taxes than some of their neighbors, but if that’s the case, it’s because the home’s value has risen.
