Brookhaven offers solid schools, convenience and greenery

Brookhaven is known for its practical, family-friendly setting. "I think what draws people here is the mature neighborhood and the affordability," says Trina Ciochon , a Realtor with Berkshire Hathaway HomeServices Ambassador Real Estate, who brings eight years of experience. "More often than not, most people are drawn to the school system." Winding through the area is an expansive park, and the community is surrounded by a variety of retail and dining options. A major interstate lies just west of the homes, offering easy access to the broader Omaha area.

Two-story and split-level homes fill the area

Brookhaven is dominated by traditional-style homes with Colonial Revival flair. "There are more ranch, split-entry and multilevel-style properties," Ciochon says. "It ranges anywhere from a good investment to an updated, nice home." Many properties are wrapped in vinyl siding, and some have distinct architectural touches, such as small octagonal windows. Tidy lawns, mature trees and sidewalks complete the suburban feeling. Single-family homes range in price from about $250,000 to $320,000, with pricing primarily determined by their condition, according to Ciochon. Townhouses, which are fewer in number, range from $250,000 to $290,000.

Millard Public Schools are highly regarded in Nebraska

The neighborhood falls under the Millard Public Schools district, which Niche ranks as the second-best district in Nebraska. Students typically begin at Walt Disney Elementary School, rated an A-minus by Niche. From there, they filter into the B-rated Millard Central Middle School and the B-plus-rated Millard South High School. High schoolers have the opportunity to apply to the district's career academies program to earn college credit and gain career training before they graduate.

Brookhaven Park is at the heart of the community

Trails branch off residential streets and trace Hell's Creek within Brookhaven's main, namesake park. This primary green space spans 30 acres, running north to south through the community. Families gather at the play areas, while joggers and walkers hit the trails. Some in the community fish in the creek. Sports enthusiasts meet on the fields and courts for baseball, basketball, soccer and tennis. Applewood Heights Park is close, offering a similar park experience on a smaller scale. Roxbury Park, located north of the area, is another hub for local sports. Johnny Goodman Golf Course, an 18-hole municipal course, is also nearby. During the winter, Ciochon says some head to Chalco Hills Recreation Area or Zorinsky Lake Park for ice fishing, both of which are 7 miles from Brookhaven.

Lots of shopping and dining nearby, including at Rockbrook Village

Infusion Brewing Company has a home in Brookhaven, but most shopping and dining are done beyond its borders. Chains like Target and World Market, as well as beloved local eateries like The Amazing Pizza Machine, are a short drive away. Oak View Mall is around 5 miles away, with some large-scale retailers, but it has been in decline. "A couple more places have closed there, but it has been a staple of Omaha for a long time," Ciochon says. She adds that another key destination for Brookhaven locals is Rockbrook Village, which is also nearby. "It has high-end salons, restaurants that have stood the test of time, Indian and Italian cuisine, a butchery for fresh meat, and a great bakery." Walmart Supercenter and Trader Joe's are a short drive for grocery hauls.

Severe storms happen, but tornado strikes are uncommon here

Omaha gets its share of tornadoes and other wind events, but Ciochon says direct hits aren't much of a thing here in Brookhaven.

Easy access to I-80 for trips across Omaha

Interstate 80, a major route through the city, borders the community's western edge. "Traffic is not too bad because [Brookhaven is] centrally located and near the interstate. It's just so easy to get anywhere from this neighborhood," Ciochon says. Epply Airfield is about 20 miles, CHI Health Lakeside is roughly 7 miles away and downtown Omaha is a 15-mile drive.
