A highly rated elementary school draws families to Disney

The name Disney is synonymous with fantasy and imagination, but an Omaha neighborhood adopted it for real life. In 1974, a fifth-grade student penned an essay asking the local schoolboard to name a new elementary school after the legendary animator. Upon approval from the Walt Disney Company, the request was granted. Today, the highly rated school is one of the primary benefits of living in the neighborhood. “It’s a very first-time homebuyers’ neighborhood, catering to that younger crowd, but a lot of people who move there stay there a long time,” says Andrea Lane, Realtor with BHHS Ambassador Real Estate. “It is literally a hop-skip from the interstate, so it’s a combination of convenience and a good price point.”

Within walking distance of Walt Disney Elementary School

Walt Disney Elementary School receives an A-minus from Niche and is within easy walking distance of most homes in the neighborhood. After that, it’s a short drive to Millard Central Middle School, rated B, and Millard South High School, rated B-plus. The high school offers an early college program that allows students to obtain an associate degree from Metropolitan Community College while earning their diploma.

Houses in Disney don’t linger long on the market

Adjacent to Interstate 80 and about 12 miles southwest of downtown Omaha, the neighborhood is primarily residential and renter-heavy, with more apartments than single-family homes. Low inventory and a desirable location mean homes don’t linger long on the market. “I listed a house there last year and it didn’t even last a week before it sold,” Lane says. Raised ranch-style homes and split-levels with built-in garages sit behind mature trees on curved streets and cul-de-sacs. Most houses date to the early 1970s, when Walt Disney Elementary School was built. Though sales are infrequent, buyers can expect to spend $200,000 to $325,000.

Commercial activity at the corner of 108th and Q Streets

Most neighborhood commerce takes place at the corner of South 108th Street and Q Street. T & T: Trucks, Taps, Patio is a food-truck hub based around a former Sonic location. A rotating roster of local food trucks sets up around the patio and indoor commissary kitchen, which includes a bar. Around the corner, Rib Shack Smoke House dishes up barbecue alongside Aviles Latin Market and Taqueria Tampico. Shopping centers on the other side of Q Street just north of the neighborhood provide more restaurant and retail options, including a Family Fare supermarket. Commercial breadmaker Rotella’s Italian Bakery is less than a mile away. “If you live in that neighborhood and they’re baking bread, you can smell it,” Lane says.

Getting to downtown Omaha by car or Metro Transit

With paved sidewalks bordering most streets, Disney is pedestrian-friendly to a degree. However, residents rely on cars or public transportation for travel outside the neighborhood. Commuters can hop on I-80 to start the 12-mile drive to downtown Omaha or the 15-mile ride to Eppley Airfield. Buses on the Metro Transit system stop along Q Street, allowing riders to connect to routes running throughout Omaha and the neighboring city of Council Bluffs. The closest hospital is CHI Health Creighton University Medical Center - Bergan Mercy, about 4 miles north.

Roxbury Park flows along a creek at the edge of the neighborhood

Roxbury Park flows along the neighborhood’s western border, with tennis courts, baseball fields, a playground and walking trails that follow the path of Hell Creek. Also nearby is Applewood Heights Park, where sports courts and a shaded picnic pavilion flank a tree-dappled field.

High tornado risk in Omaha

Omaha is in Tornado Alley, a swath of the central United States with a high tornado risk. Many properties come with basements or storm shelters, and insurance policies should cover wind and storm damage.
