Disney is named after the elementary school that sits at the heart of this quiet, family-friendly Omaha neighborhood. In the 1970s, local kids voted to name the new school after the legendary animator, and the request was granted after the Walt Disney Company gave the OK. Today, the highly rated school is one of the neighborhood’s top draws. Leafy trees line the curved residential streets and cul-de-sacs, and Interstate 80 provides quick access to Downtown Omaha, about 12 miles away.

Disney’s ranch-style and split-level homes draw first-time buyers
Most Disney residents are renters, and there are more apartments than single-family homes. Low inventory and a desirable location equal a hot market — properties tend to sell within 16 days. “I listed a house there last year, and it didn’t even last a week before it sold,” says Andrea Marzullo-Lane, a Realtor who’s in her 20th year selling with BHHS Ambassador Real Estate. Most houses date to the early 1970s, when Walt Disney Elementary School was built. Raised ranch-style homes and split-levels with attached garages sell from the lower $200,000s to the lower $300,000s. “It’s a very first-time homebuyers’ neighborhood, catering to that younger crowd, but a lot of people who move there stay there a long time,” Lane says. Because the homes are older, some might need plumbing, roofing or electrical updates.

The housing market compared to nearby neighborhoods
First-time homebuyer appeal is one of Disney’s top draws. The median home sale price of around $285,000 is slightly below the citywide median, and properties tend to hold their value over time. Architectural styles are similar in neighboring Brookhaven and Oak Heights, but you can expect to spend a little bit less in Disney. Applewood Heights, another popular nearby neighborhood, features New Traditional homes from the 1980s and ’90s, and the median sale price is much higher — almost $420,000.
Highly rated Millard Public Schools serve the area
Kids can attend highly rated schools in the Millard Public Schools district, and Walt Disney Elementary School is right in the neighborhood. “The school is a draw,” says Milt Schneider, an associate broker with Nebraska Realty who has over 10 years of local experience. “It’s an easy walk in that neighborhood to that school.” At Millard South High School, students can obtain an associate degree from Metropolitan Community College while earning their diploma through the district’s early college program.
Millard South High School is part of the Omaha Public School system.
Walt Disney Elementary School is a Pre-K elementary school serving students in the Omaha area.

Disney is a car-dependent community about 20 minutes from downtown
Most streets have paved sidewalks, so you can get around on foot within the neighborhood, but you’ll probably need a car to travel any farther. Metro buses stop along Q Street, but most people in Omaha drive. Interstate 80 brushes the edge of the neighborhood, and the commute to Downtown Omaha typically takes about 20 minutes.
Nearby parks offer space to get outside and play
Roxbury Park has baseball fields, tennis and basketball courts, a playground and a walking trail that leads south into the Brookhaven neighborhood. You’ll find more walking trails and sports courts at Applewood Heights Park across South 108th Street. Off the Wall Indoor Soccer is less than a mile away and gives restless kids an opportunity to blow off steam when it’s too cold or rainy to play outside.
