Dodge Street connects Eldorado Park to the rest of Omaha

Eldorado Park’s location is its key feature, according to Staci Mueller, who has 18 years of experience selling homes in Omaha. “It’s off of Dodge Street, which is the main thoroughfare in Omaha that goes east and west,” says the Realtor with BHHS Ambassador Real Estate. Even though it’s possible to get around the neighborhood on foot, you’ll need a car to make your way around the rest of the city. The 17-mile trip to Downtown Omaha takes about 20 minutes by car, and the University of Nebraska Medical Center (UNMC) is also within a 20-minute drive. Even though Dodge Street is a busy highway, Eldorado Park is usually quiet, even during rush hour. “Most of the residential section is just far enough away that you can’t hear the cars pass by,” says Aubrey Hess, a Realtor with Better Homes & Gardens Real Estate who’s sold several homes in the area. Metro buses on the Dodge Express route serve the area, and there’s a park and ride at First National Business Park just outside the neighborhood, but the trip downtown can take over an hour by bus.

Eldorado Park is mostly residential, and almost 90 percent of the people who live there own their homes. Looping roads and cul-de-sacs are packed with ranch-style and split-level homes from the 1970s and ’80s. Some townhomes and New Traditional houses were built within the last 25 years. Most properties measure under 10,000 square feet. Mature trees offer plenty of shade, and even the smallest yards are usually well-maintained. Many residential streets have sidewalks for strolling to the neighbor’s house, walking the dog or just getting your daily steps in.

Home prices and how they compare to Omaha’s median

The neighborhood’s median sale price of $318,500 is slightly higher than Omaha’s, but houses are snapped up within 12 days of entering the market. Recent sales include:

  • Ranch-style and split-level homes that sold from the lower $200,000s to the mid-$300,000s
  • Townhomes and New Traditionals that went from the upper $200,000s to the upper $400,000s

Eldorado Park has several restaurants and a Baker’s for groceries

You don’t have to venture far to find a place to shop or dine out. Here are a few restaurants that are right in the neighborhood:

  • Railcar Modern American Kitchen, serving fun apps like Asiago-crusted steak bites and Thai chicken flatbread
  • Karma Koffee for morning pick-me-ups
  • Omaha Taphouse for craft beer and burgers
  • Texas Roadhouse, a popular chain within walking distance of many homes
Except for Railcar, all these places are in the Pepperwood Village shopping center at the corner of Dodge and North 156th, where there’s also a Baker’s for groceries and gas.

Multiuse paths and playgrounds offer outdoor fun

Cyclists, runners and walkers can hit the paved multiuse paths that follow North 144th Street on the neighborhood’s eastern border. More trails surround the centrally located playground at Pepperwood Park, which is especially pretty in the fall. Susan Picotte Park has a picnic pavilion and another playground nearby. There are also a few golf courses within 5 miles, including the public Pacific Springs Golf Club and Champions Run, open only to members.
