Winding roads and cul-de-sacs make up most of Eldorado Park, a west Omaha neighborhood with green spaces and restaurants just a quick walk away. It’s also just south of U.S. Route 6, which is locally called Dodge Road and offers a direct route to downtown Omaha, about 12 miles away. This convenient location is what appeals to homebuyers. “Eldorado Park is basically considered a central, downtown neighborhood at this point because west Omaha has been so built up and it extends so far out,” says Aubrey Hess, a Realtor with Better Homes & Gardens Real Estate who has sold several homes in the area. “Here, you never have to drive or walk very far for anything, whether you’re running errands or going to work.”

Shaded lots and spacious homes are in the neighborhood
Eldorado Park has ranch-style, split-level and New Traditional houses built between the 1970s and ‘90s. Oak and elm trees often shade lawns, with the median lot size at nearly 8,000 square feet. Houses typically have three to four bedrooms and garages. Prices can range from about $220,000 to around $530,000, depending on the house’s size and condition. Eldorado Park's CAP Index Crime Score is 2 out of 10, lower than the national average of 4.

Eldorado Park is zoned for highly rated public schools
Millard Public Schools serve Eldorado Park. Kids can attend Ezra Millard Elementary, Kiewit Middle and Millard North High, which all receive A grades from Niche. The program is a partnership with Metropolitan Community College, which has a campus about 6 miles west of the neighborhood.

Several small parks golf course are nearby
Though there aren’t any green spaces in the neighborhood, several are about a mile away. “I think every house is like a 20-minute walk from some sort of park,” Hess says. Shaded walking paths surround a playground and a basketball court at Pepperwood Park. Picotte Park has similar amenities, along with a soccer field and baseball diamond. People can stroll around Linden Estates II Park’s pond, where geese often swim. Several golf courses are less than 5 miles away, including the public Pacific Springs Golf Course and the private Champions Run.
Pepperwood Park is located in the western Omaha area.

Eldorado Park is near locally owned restaurants and chains
The small commercial strip in Eldorado Park’s northeastern corner is home to a tailor, a nail salon and Railcar, a contemporary restaurant serving prime rib and cocktails. Medical offices and houses of worship, like Beth El Synagogue and The Church of Jesus Christ of Latter-day Saints, are on the neighborhood’s south side. Pepperwood Village, about a mile west, has a Baker’s grocery store, more locally owned restaurants and a Texas Roadhouse. “People actually walk to that Texas Roadhouse,” Hess says. “I’ve seen it get busier than some other places in the area.” More grocery stores like Hy-Vee, Walmart Supercenter and Costco Wholesale are less than 5 miles away. Village Pointe, 3 miles west, is an open-air shopping center with stores like Lululemon and Apple.
Eldorado has many shopping options nearby such as HyVee.

Dodge Road takes drivers downtown
While green spaces and restaurants are within walking distance, Eldorado Park is a car-dependent community. Dodge Road reaches downtown Omaha, home to major employers like Creighton University and Nebraska Medicine. Despite this highway proximity, the neighborhood stays quiet, even during rush hour. “Most of the residential section is just far enough away that you can’t hear the cars pass by,” Hess says. The highway also takes drivers to the Omaha Eppley Airfield, about 15 miles east. Methodist Women’s Hospital and CHI Health Lakeside are both about 5 miles away.
