Spacious homes and dense pockets of greenery shape the landscape in Linden Park, a neighborhood 20 miles west of Downtown Omaha. Properties here feel tucked away and private, but the West Dodge Road thoroughfare keeps residents connected to the rest of the city. A business park with corporate offices and several restaurants can be found along West Dodge, and sidewalks and paved trails make it easy to reach the area on foot. While buyers can expect to pay more for a home here than they would in most parts of Omaha, they’re drawn to Linden Park for its luxury homes, highly rated schools and proximity to the Champions Run golf club.

Linden Park has large, well-kept homes on shaded lots

New Traditional and contemporary homes line the winding streets of Linden Park. Most places were built between the mid-’80s and early 2000s, and many offer over 4,000 square feet of living space. “They’re all super nice, and they’re all updated to the nines,” says AJ Johnson, a Realtor with Century 21 who has 10 years of local experience. “You can sometimes find one that needs to be gutted, and you can put your own personal touch on it. But most of them are nice enough that you don’t want to touch them.” Properties measure up to a full acre, with mature trees and impeccably manicured lawns that give them a park-like appearance.

Home prices are lofty by Omaha standards

The neighborhood’s median home sale price is over $1 million, more than three times the citywide median. Recent sales ranged from the upper $600,000s to over $2 million. “That’s one of the nice, nice neighborhoods. It used to be that the who’s who of Omaha lived in Linden Park,” Johnson says. “And it’s still a very pristine and prestigious neighborhood to be in, for sure.” Homes in nearby neighborhoods like Candlewood, Sun Ridge, Bryn Mawr and Eagle Run usually come with much lower price tags.

The Millard Public Schools district draws families to the area

Students attend schools in the sought-after Millard Public Schools district. Ezra Millard Elementary is in Lindenwood, the next neighborhood over, so some kids should be able to walk there. The highly rated elementary school offers a High Ability Learner (HAL) program for students who demonstrate special aptitude in subjects such as language arts, mathematics, visual and spatial arts and music.

How to get around in Linden Park

Well-maintained sidewalks and paved multiuse trails are woven throughout the neighborhood. If you have a job in the business park here, you might be able to walk to work. Here are a few of the companies that have offices in Linden Park:

The commute to Downtown Omaha takes about 20 minutes. Metro buses serve the area, too, but the trip can take more than an hour that way.

Where Linden Park residents go to shop and dine out

One of the neighborhood’s paved multiuse paths leads to North 132nd Street, where the Linden Market shopping center features a Hy-Vee supermarket, clothing stores and casual restaurants. There are plenty of dining spots in the business park, too, including:

  • Biaggi’s Ristorante Italiano, offering signature and classic pasta dishes
  • Stokes, which serves Southwestern specialties in a tavern-style setting
  • Terra Gaucha, the place to go for a Brazilian-style churrasco experience
  • Pivot Prime, an upscale steakhouse that’s popular for special occasions
All these restaurants are within walking distance of every home in Linden Park.

Parks, trails and Champions Run golf club are within easy reach

The neighborhood’s namesake private park is a little green haven with a playground, a gazebo and plenty of shaded spots for relaxing. Near the business park, the Linden Estates Trail winds around a small lake and connects to other paved paths that lead into residential areas. Champions Run, a private country club with a golf course, swimming facilities and tennis and pickleball courts, is about a mile away. “A lot of those people belong to that,” Johnson says. “I wouldn’t call Linden Park a golf course community, but with that club so close . . . that definitely is a major selling point there.”

Houses near West Dodge Road are subject to traffic noise

West Dodge Road is one of the city’s main traffic arteries, so homes near the southern edge of the neighborhood could be subject to noise from passing cars. Fortunately, properties in this area are mainly commercial, so most houses are well away from the loudest spots. Linden Park is also far enough away from the Missouri River to alleviate any flooding concerns.
