Ridgefield is a cozy network of residential streets about 16 miles west of Downtown Omaha. Stylish, well-established homes surround the neighborhood’s namesake park, and several other green spaces are a short walk or bike ride away. New Traditional homes, many with attached garages, populate Ridgefield’s residential streets and cul-de-sacs. Most houses were built in the 1980s. “It’s been established for a while. It’s a very mature neighborhood,” says Jenee Pekarek, a real estate agent and broker with Nebraska Realty who’s been selling in Omaha for 11 years. “The trees are beautiful.” Lots measure about one-third of an acre on average, with spacious driveways and tidy, shaded yards. Sidewalks line many of the streets, inviting residents to get outside and mingle with their neighbors.

Ridgefield housing prices compared to nearby areas
Homes in Ridgefield sell from the lower $400,000s to the lower $600,000s. The median sale price of $575,000 is nearly twice the citywide median and slightly above the median for Bryn Mawr, the next neighborhood over. Prices are also lower in Candlewood, where some properties offer access to the community’s namesake reservoir. However, many Candlewood houses were built in the 1960s and ’70s, so maintenance and upkeep costs might be higher.
Ridgefield homeowners are required to pay $150 in annual HOA dues, which cover community events like the Fourth of July parade and parties in the park. The HOA covenants are fairly strict when it comes to outdoor appearances; you’ll need to submit requests for any home improvements or additions you want to make, including things like fences, doghouses or patios.

Most people in Omaha rely on cars, especially this far west of the city center, where bus service is spotty and impractical. Commuters to Downtown Omaha have a 16-mile drive, a trip that usually takes about 20 minutes if you hop on West Dodge Road and link to Interstate 680. “It’s an established neighborhood in a central location,” Pekarek says. “Everything is accessible and convenient.” The 10-mile drive to UNMC and Midtown Crossing also takes about 20 minutes.
