Why Omaha homebuyers are drawn to Bryn Mawr
Bryn Mawr is a suburban Omaha neighborhood defined by curb appeal, with large, inviting homes about 17 miles west of downtown. Mature trees cloak the streets, sidewalks and impeccably maintained yards, making it easy to forget that you’re in the city. Still, the area is anything but isolated. You’ll find several shopping centers and dining options within a one-mile radius, and the West Dodge Road corridor is nearby for quick commutes to Downtown Omaha.

New Traditional homes on spacious lots with plenty of shade
Bryn Mawr’s residential streets and cul-de-sacs weave over gently sloping hills and past stylish New Traditional homes, many with brick exteriors and gabled roof accents. Most houses date to the 1980s and ’90s, and offer 2,500 to 5,000 square feet of living space. “The houses are very well-kept,” says Jenee Pekarek, a real estate agent and broker with Nebraska Realty who’s been selling in Omaha for 11 years. Land parcels typically measure a quarter to a third of an acre, with lush landscaping and abundant trees. “There are a lot of cul-de-sacs, so that’s a nice feature,” Pekarek says. “With those, you get a bigger piece of the pie.” Roomy driveways and attached three-car garages offer ample parking space, and some properties include in-ground pools.

How Bryn Mawr housing prices compare to nearby neighborhoods
Bryn Mawr's median home sale price of $560,000 is high for Omaha, but not as high as in the neighboring Ridgefield subdivision. Properties here usually sell from the lower $400,000s to the upper $500,000s, and most homeowners are also responsible for annual HOA dues ranging from $150 to $275. In nearby Candlewood, the median price is $335,000, and many homes there offer direct access to the neighborhood’s namesake reservoir. However, most Candlewood houses are smaller, and some date back to the ’60s and ’70s, which can translate into higher maintenance costs.
Nearby parks and trails are easy to reach on foot
Bryn Mawr’s well-kept sidewalks invite residents to explore the neighborhood and its surrounding parks and green spaces. Ridgefield Park has a playground for the kids, and walking trails crisscross the small network of parks in the adjacent Willow Wood neighborhood. Linden Park features a gazebo, a shaded playground and tennis courts. Heading northeast to Crosskey Villages Park, you can hop on Big Papio Trail, a multiuse path that runs along the bank of Papillon Creek. “Nearby parks are big assets and definite selling points of this area, and the nearby trail system is wonderful,” says Anne Conway, associate real estate broker with Better Homes and Gardens Real Estate. “Homeowners around here take full advantage of it for biking, walking and jogging.”
