Willow Wood is planted in northwest Omaha, close to the Eagle Run golf community and the West Maple Road thoroughfare. Residential neighborhoods like this one sprouted up as the city expanded west of Interstate 680 in the 1970s. Because Willow Wood is between West Maple and West Dodge Road, another major commercial corridor, it’s easy to get around, and everyday conveniences are minutes away. And speaking of getting around, walking trails encircle several neighborhood parks, keeping residents active and connected.

The Willow Wood housing market

Willow Wood has a few townhomes, but raised ranch-style, split-level and tri-level homes dominate the property blend. There aren’t many rental options; nearly 90 percent of residents own their homes. Most houses were built in the 1970s and ’80s. While some of the interior details can look dated, the homes are usually in pretty good condition.

The neighborhood’s median home sale price of $290,000 is in line with the citywide median. Properties usually sell from the mid-$200,000s to the mid-$300,000s, and listings move fairly quickly. The Willow Wood subdivision doesn’t charge HOA fees, but Nebraska’s property taxes are higher than the national average.

Getting around Omaha from Willow Wood

Blondo Street runs along the southern edge of the neighborhood, parallel to West Maple Road a short distance north. Although Blondo sees a fair amount of traffic, it’s not a primary thoroughfare like Maple or West Dodge, and the looping streets and cul-de-sacs in Willow Wood don’t get much through traffic, so the neighborhood stays fairly quiet.

Paved multiuse trails wind through parks and residential areas, making it easy to visit neighbors or take the dog for a walk. However, there’s not a lot here to walk to in terms of jobs, shopping and dining. You’ll find several corporate offices and a few restaurants at First National Business Park, a five-minute drive away, and the commute to Downtown Omaha takes about 20 minutes. “That area always has been nice because it’s not that far out west. You’re close to the 680,” says Michael Garcia, a sales associate with BHHS Ambassador Real Estate who has over two years of local experience. Metro bus stops are nearby, but most people in Omaha drive, and the downtown commute can take over an hour by bus.

Maple and Dodge are nearby for retail and restaurant options

According to Garcia, you don’t have to travel far outside the neighborhood for retail and dining options. “You have a lot of good shopping centers, and you’re close to Maple if you want to go to Costco,” he says. “You’re even close to the Costco on Dodge.” Here’s a sampling of what else you’ll find nearby:

  • Billy’s Cafe, a popular breakfast and brunch spot
  • HuHot Mongolian Grill, where you can customize your own stir-fry dishes
  • Persis Biryani Indian Grill, dishing up authentic curry, tandoori, samosas and biryani
  • BECK House of Fashion, a boutique that keeps up with the latest clothing trends
For groceries, there’s a Baker’s at Eagle Run shopping center near the golf course and a Hy-Vee at Linden Market on Dodge.

Neighborhood parks bring Willow Wood residents together

Several parks bring touches of green to this residential neighborhood. Whether you live closest to Willow Wood Park North, East or West, you’ll have access to walking trails, playgrounds and sports courts. All three parks have open fields and shady spots for picnics, games of tag or relaxing afternoons in the sun. The Willow Wood Neighborhood Association hosts meetings and events like Mulchapalooza, where neighbors gather to keep the park’s trees healthy while rocking out to music.

The neighborhood is zoned for Omaha Public Schools

The Omaha Public Schools district serves area students. All three of the schools that most kids attend, including Burke High, are a short drive away. Nebraska has open enrollment policies that allow students to apply to public schools outside their assigned area, but most highly rated schools nearby, especially Millard North High, fill up quickly. Quest Forward High School Omaha, a private option with a student-teacher ratio of 8 to 1, is just outside Willow Wood.

Surrounding neighborhoods like Eagle Run, Park West, Bryn Mawr and Candlewood were established around the same time as Willow Wood, but there are a few key differences. Here’s a brief rundown on how they compare:

  • Eagle Run – pricier, larger and slightly newer homes centered on a golf course
  • Candlewood – a little more expensive, with high traffic on the West Dodge corridor; the community surrounds a reservoir where you can boat, fish or swim; kids attend the highly rated Columbian Elementary School
