A conveniently located golf course drives life in Eagle Run
The Eagle Run golf community is about 10 miles west of Downtown Omaha as the crow — or the eagle — flies. While the public golf course is at the heart of the neighborhood, there’s more to life here than birdies and bunkers. West Maple Road, one of Omaha’s major thoroughfares, runs along the northern border, and a couple of small shopping centers are steps away. Families with active kids appreciate being right across the road from the soccer fields, tennis courts and hockey rink at Tranquility Park. With all these conveniences right at your doorstep, you won’t have to venture outside the area for the basics, but you’ll be within 20 minutes of the jobs and nightlife downtown.
Most homes are New Traditionals with attached garages and small yards
New Traditional homes from the 1990s line the looping residential streets of Eagle Run. Many have attached garages and over 3,000 square feet of living space. Some properties lie at the end of cul-de-sacs that extend into the golf course, affording splendid fairway views. “It’s a beautiful golf course, and the neighborhood is centrally located,” says Kathy Shunk, a real estate agent with Better Homes & Gardens Real Estate. Lot sizes are fairly small; most measure under 15,000 square feet, but the yards are typically nicely landscaped, with mature trees for shade.

How Eagle Run home prices compare to the surrounding area
The median home sale price in Eagle Run is $470,000, well above the citywide median of $300,000. Inventory is low, but recent sales ranged from the lower $400,000s to the mid-$600,000s. Since it’s rare for homes to come on the market, you might consider checking out some of the adjoining neighborhoods. Sun Ridge, Park West, Willow Wood and Greentree-Iron Ridge-Tranq have lower median sale prices, but most homes in those areas date to the 1970s and ’80s, so they might need more updates. Other Omaha golf communities, like The Ridges and Champions Run, feature newer luxury homes at higher prices.
HOA fees and high property taxes drive up monthly payments
Eagle Run residents pay $300 in annual HOA dues that cover neighborhood events like the spring block party and Fourth of July celebration, as well as general maintenance. The HOA also enforces strict codes; you’ll need approval if you want to add a basketball hoop or a pool to your property, and basic upkeep is required. Property taxes in Nebraska are higher than the national average, which is something to keep in mind when you’re buying a home in a relatively pricey area like this one.
Eagle Run Golf Club and nearby parks invite you to get outside
You don’t have to live in the neighborhood to tee off at Eagle Run’s golf course, but if you do, you’ll be able to stroll right over to the green. The club has two nine-hole courses, a state-of-the-art simulator, chipping and putting areas, and a clubhouse where you can relax with a cold beverage after your game. Season passes are available for individuals or senior couples, and the club hosts leagues for all skill levels.
Not a golfer? Tranquility Park is right on the other side of West Maple Road. The green space spans roughly 340 acres, with features like:

Football and baseball fields

Shopping centers and restaurants are steps away
You don’t have to leave the neighborhood to grab groceries or a quick bite. There are a couple of small shopping complexes near the golf course, with offerings like:
Walmart Neighborhood Market for the basics
Scooter’s Coffee for morning pick-me-ups
Hiro 88 for sushi and sake
Juice Stop for smoothies
Chain restaurants and fast-food joints surround the Eagle Run shopping center on West Maple, where you’ll find Baker’s supermarket and retailers like Kohl’s, TJ Maxx and Burlington.

The drive downtown takes about 20 minutes
According to Shunk, who has 17 years of experience selling in the area, the neighborhood’s convenient location is almost as much of a draw as the golf course. “It’s between Maple and Dodge, and those are our two biggest thoroughfares,” she says. “And it’s not far from the interstates.” Driving the 15 miles to Downtown Omaha or the University of Nebraska Medical Center (UNMC) usually takes about 20 minutes if you hop onto Interstate 680. There are a few Metro bus stops within walking distance, but most residents rely on cars.
Public and private school options are within a short drive
Most kids attend schools in the Omaha Public Schools district, and all assigned schools are a short drive away. Once they enter their sophomore year at Burke High, they’ll join one of the following academies to help guide them in their post-secondary careers: Air and Space, Communications or Marketing, Business and Analytics. There are a couple of private options nearby as well. St. Vincent de Paul Catholic School serves students from prekindergarten through Grade 8, and Quest Forward High School Omaha has a student-teacher ratio of 8 to 1.
Buffett Middle is a magnet school in the Omaha Public Schools district.
Burke High near Eagle Run offers career academies in various disciplines.
