Sun Ridge residents are 17 miles from Downtown Omaha
Sun Ridge brightens a patch of northwest Omaha, about 17 miles from downtown. Several subdivisions make up the neighborhood, including one that gives the neighborhood its name. Driving through the area, you’ll discover some unpaved roads and a wooded, almost rural landscape; these are remnants of Green Meadows, a planned subdivision that was never finished. Although the neighborhood is mostly residential, two of the city’s main commercial corridors, West Maple Road and West Dodge Road, are less than a mile away.

Ranch-style and New Traditional homes are common in this area. Most were built in the 1970s and ’80s, and despite their age, “they’re pretty well-maintained,” says Ashlee O'Malley a Realtor with BHHS Ambassador Real Estate who has six years of local experience. Many owners have invested in upgraded roofs, flooring, windows and gutters, and some places have new custom kitchens. Yards are typically small but nicely landscaped, with mature trees, neat hedges and flower beds.

Home prices are slightly high for Omaha, but listings move fast
Homes here typically sell from the mid-$200,000s to the upper $400,000s. The median home sale price is slightly higher than the citywide median, but properties usually sell in about three weeks, despite the higher price point. If you’re looking for something less expensive, the median sale price is lower in nearby Nelson's Creek. Alternatively, Champions Run, a luxury golf community just north of Sun Ridge, features pricier homes and amenities like swimming, tennis and fitness facilities.
The Sun Ridge subdivision charges HOA fees
“A certain part of the neighborhood is townhomes, and a certain part is single-family homes. They have different covenants for each,” O’Malley says. If you buy a townhome in the Sun Ridge subdivision, you’ll pay about $150 in monthly dues. The fee covers basic services, such as:
Ground maintenance, including lawn care and hedge trimming
Snow removal
Basic upkeep on the home’s exterior
The HOA might also restrict some home improvements or additions to the properties, but not every house in the neighborhood is within its boundaries. Other subdivisions like Autumn Heights and Green Meadows don’t impose any fees or restrictions.
A convenient location near shopping centers and restaurants
“Northwest Omaha neighborhoods epitomize convenience,” says Gillian Hanus, Omaha native and Realtor with Nebraska Realty. “No matter where you live, you’re just minutes to conveniences, necessities and major employers.” Here are a few of the amenities you’ll find within a mile of Sun Ridge:
Baker’s and Walmart Neighborhood Market for groceries
Shoppes at Greyhawk, a shopping center with Lowe’s, Dollar Tree and several casual restaurants
Railcar Modern American Kitchen, a New American eatery open for brunch, lunch and dinner
Majestic Cinema, where they screen the latest blockbusters
The closest option for 24-hour medical care is CHI Health Lakeside, a 10-minute drive. The commute to Downtown Omaha usually takes about 20 minutes. “It’s a good, easy part of town,” says O’Malley. “You could get just about anywhere in Omaha within 20 minutes if you needed to.”
Sun Ridge students are served by Omaha Public Schools
Students are served by the Omaha Public Schools district. Picotte Elementary is just outside the neighborhood, but even though it’s within walking distance of most homes, kids would have to cross busy North 144th Street to get there. It’s a short drive to Burke High School and its well-known football stadium, which received an $8 million upgrade in 2025.

Residents have access to a pocket park and the 144th Street Trail
Autumn Heights Park is tucked into the western side of the neighborhood. The pocket park has billowing shady trees, picnic areas, a basketball court and a playground. You’ll find tennis courts and walking paths at Willow Wood in the next neighborhood over. Hikers, runners and cyclists can hit the 144th Street Trail, a paved multiuse path that runs along the highway.
