As Omaha expands west, more families are checking out suburban neighborhoods like Nelson’s Creek. Restaurants and retail centers line West Maple Road to the north, and the Dodge Road corridor is a couple of miles away for quick commutes. If you buy a home here, you’ll be about 12 miles from Downtown Omaha and 7 miles from the northwestern suburb of Bennington, which is growing fast as new businesses move in.

Houses built in the early 2000s come in many shapes and sizes

Most houses are split-level, raised ranch-style or New Traditional homes built in the late 1990s and early 2000s. “Those homes have been there for a while, so it’s more family-driven,” says AJ Johnson, a Realtor with Century 21 who’s been selling in the area for 10 years. That’s pretty typical for northwest Omaha — homes in nearby neighborhoods like Arbor Oaks and Walnut Ridge were built around the same time and are just as appealing to families — but there’s plenty of variety. “It’s non-cookie-cutter, for sure,” Johnson says. “A lot of different types of homes, different floor plans, different layouts.” Some places have living spaces that extend over the built-in garages. There are a few condos and townhomes in the neighborhood, too.

Homes in Nelson’s Creek are competitively priced and sell quickly

Properties in Nelson’s Creek usually spend about 20 days on the market before they’re sold, which is much less than the national average. The median sale price of $330,000 is a little bit higher than the citywide median but about the same as nearby neighborhoods. Condos and townhomes sell from the upper $100,000s to the lower $300,000s, while single-family homes sell from the mid-$200,000s to the upper $400,000s.

Membership in the Nelson’s Creek HOA is mandatory

If you buy property in the Nelson’s Creek subdivision, you’ll be a member of the HOA and responsible for the annual $75 dues. The covenants are pretty strict about appearances — you’ll need to get permission from the architectural review committee before any exterior home improvement projects, and regular maintenance is required for stuff like the windows, roofing and landscaping. The HOA hosts seasonal events, including a Fourth of July celebration and a Christmas light contest with cash prizes.

Some houses are within walking distance of Picotte Elementary

Most kids will attend schools in the Omaha Public Schools district, including Picotte Elementary, which is right in the neighborhood. Families who live on the eastern side of Susan Picotte Park can walk to the elementary school, where before- and after-school care is available for kids in kindergarten through fourth grade.

Susan Picotte Park and nearby lakes invite you to head outside

A small network of walking trails winds through Susan Picotte Park in the center of Nelson’s Creek. A playground and picnic area are tucked beside a grove of young trees, and there are plenty of other shady nooks throughout the park. The Champions Run neighborhood has a private golf and tennis club with a huge swimming pool just steps away, and you can join the club even if you don't live there. If you like fishing and boating, Standing Bear Lake and Flanagan Lake are within 5 miles.

Shopping centers and restaurants surround the neighborhood

You’ll find plenty of shopping centers and places to grab a quick bite in and around the neighborhood. Casual chain restaurants surround Lowe’s on West Maple Road, and there’s a Hy-Vee grocery store on 156th Street. Here are a few convenient dining spots:

The commute to Downtown Omaha takes about half an hour

There’s no public bus access in this part of the city, but most people in Omaha get around by car anyway. The drive to Downtown Omaha should take 25 to 30 minutes. “It’s a great location just off that Dodge corridor, so a lot of main roads are close to it,” Johnson says. “It used to be, if someone said 156th Street — ‘Oh my gosh, that’s way extreme west Omaha!’ But now we go all the way out to 240th. It’s just growing so fast.” If you work in Bennington, your commute should be about 15 minutes.
