Park West is tucked into a shaded green pocket of west Omaha. Stately trees tower over the narrow streets and sidewalks, and residents are steps away from walking trails, golf courses and sprawling public parks. In this quiet corner, it’s easy to forget that you’re in the city, but shopping centers and dining spots are less than a mile away on West Maple Road. Interstate 680 is close by, too, making it easy for commuters to connect to Downtown Omaha and the business district in Midtown Crossing.

The Park West subdivision doesn’t impose any HOA fees or restrictions, which is fairly typical for this part of the city. By contrast, prices are a bit higher in nearby Woodlyn Park and Sun Ridge.

Athletic pride is on display at Burke High School
The Omaha Public Schools district serves Park West students. Burke High is known for its athletic programs; the school unveiled a renovated football, soccer, lacrosse and track stadium in the fall of 2025. The alumni association helped kick off the $8 million stadium project, which took nearly 10 years to complete. Quest Forward High School offers a private option just outside the neighborhood.

Where Park West residents go to shop, dine and work out
West Maple Road, one of Omaha’s commercial arteries, is less than a mile north. “There are just a lot of nice shopping centers and so many nice things about this area, honestly,” says Michael Garcia, a sales associate with BHHS Ambassador Real Estate who has over two years of local experience. Some of the everyday conveniences you’ll find around West Maple include:

Chain restaurants, such as Applebee’s, Wendy’s and Raising Cane’s
There are a couple of dining options around the eastern side of the neighborhood, too. HuHot Mongolian Grill offers customizable stir-fry dishes, and Goose 120 earns high marks for its flavorful pastas and laid-back vibes.
Commuting to Midtown and Downtown Omaha
Most Omaha residents get around by car. There are a couple of Metro bus stations near North 120th, but commuting by bus can take a long time in this part of the city. If you work in Downtown Omaha, you’ll have a 17-mile drive. The neighborhood’s location offers several options for getting there; Interstate 680 is about a mile away, and if you start there and connect to I-80, the drive should take about 20 minutes. West Dodge Road, which leads straight into Midtown Omaha and the downtown area, is also close by. “You can get down to Dodge, so it’s not going to take you forever to get back east and go downtown,” Garcia says. However, Dodge is a commercial highway punctuated by stoplights, so the trip might take a few minutes longer that way.
A quiet residential neighborhood with minimal through traffic
Although busy corridors like Maple and Dodge are within easy reach, things stay pretty quiet in this exclusively residential neighborhood. Most streets are long cul-de-sacs with homes clustered at the ends, so through traffic is minimal. The noisiest areas are over by North 120th Street, the thoroughfare that connects Maple to Blondo Street.
