As a result, most homes in Fort Redman were built about half a century later than the ones in many surrounding neighborhoods, and they reflect midcentury suburban aesthetics rather than early city growth. Lower-than-average housing prices, access to major roadways and a quiet residential atmosphere are top draws for modern homebuyers looking in Fort Redman.

The types of homes you’ll find in Fort Redman

Midcentury ranch-style and split-level homes make up the bulk of the housing stock in Fort Redman. Gabled roof accents and tidy front porches add dashes of character, and mature trees cloak the yards in cooling shade. Many houses have attached garages and driveways large enough to accommodate at least two vehicles. Because the homes are on the older side, some might need updating, but others have been renovated within the past 10 years or so.

Housing prices are low by Omaha standards

Fort Redman’s median home sale price is $193,000, well below the citywide median. Properties usually sell from the lower $100,000s to the lower $200,000s. As with most neighborhoods in this part of the city, homeowners aren’t subject to any HOA fees or restrictions, and while Nebraska’s property taxes are high by national standards, buyers here don’t feel the sting quite as much. “Don’t get me wrong. The taxes are not great anywhere,” says Jill Sleddens, an agent with Better Homes and Gardens Real Estate who’s been selling in Omaha for about 27 years. “But the housing prices aren’t as high as they are farther south, and that helps with taxes over there.” Lower prices also make this an investor-friendly neighborhood; more than half the residents are renters.

Fort Redman is outside the Fort Omaha Historic District

The neighborhood is about 3 miles outside Florence and 2 miles from the Fort Omaha historical area, leading some people to wonder whether there are any land-use regulations or restrictions in place. But Fort Redman isn’t considered part of those historic districts. Unless your property is listed on the National Register of Historic Places or otherwise designated as a historic landmark, you shouldn’t need city approval for any upgrades or renovations.

Commuting to Downtown Omaha and Offutt AFB

Sorensen Parkway, a major highway constructed on a former railway passage, borders the neighborhood to the north. Commuters to Downtown Omaha can hop on Sorensen and head over to U.S. Route 75 for the 5-mile drive, which usually takes about 10 minutes. Route 75 is also convenient for commuting to Offutt Air Force Base, about 15 miles south. “You’re minutes from the highway, and then you can go south, directly to that Air Force base,” says Sleddens. “You’re talking about a solid 20- to 25-minute drive.” Metro buses provide another option, but most Omaha residents rely on cars.

Groceries and other essentials around Fort Redman

The area around Redman Avenue and North 42nd Street was a buzzing hive of commerce in the ’60s and ’70s, but many of those locally owned businesses have shuttered. Fortunately, everyday conveniences aren’t too far away, though. Here’s a partial list of what you’ll find nearby:

  • Cubby’s, a convenience store and gas station
  • Aldi for groceries and household essentials
  • Southern Spoon for fried catfish and other soul-food favorites
  • Jim’s Rib Haven for drive-through BBQ
  • Urban Casual for the latest fashion trends
You might be able to walk to Cubby’s, but you’ll probably need a car for most other errands.

Students can attend schools in the Omaha Public Schools district

Fort Redman is served by the Omaha Public Schools district, and students can attend Mount View Elementary, which is right outside the neighborhood on the other side of Norwick Park. At Northwest High, participants in the Early College Program can earn associate degrees from Metropolitan Community College along with their high school diplomas.

Locals head to nearby parks like Fontenelle for outdoor recreation

When you want to get outside, there are a couple of well-appointed parks nearby. These green spaces are within walking distance of Fort Redman homes:

  • Crown Point Park, a sunny field with a playground, swings and a basketball court
  • Fontenelle Park, where paved trails lead past a fishing lagoon, picnic tables, tennis courts and a splash pad
  • Norwick Park, which has more walking paths, a playground and a picnic area
  • Miller Park, which features kid-friendly areas and a nine-hole golf course
Most roads leading to these parks are bike-friendly, and Norwick Park is about a block away from Mount View Elementary School, making it an easy afternoon stop.
