Fontenelle View is in a well-established part of Omaha, about 5 miles northwest of downtown. The city expanded north and west at the turn of the 20th century, and many homes in this neighborhood were built around that time. The name refers to Fontenelle Park, which sprawls across more than 100 acres just south of Ames Avenue. While some houses do overlook the park, views aren’t necessarily the neighborhood’s top draw; most buyers come here for the relatively affordable home prices.

Many houses in Fontenelle View date back to the early 1900s, showcasing the Craftsman-influenced and Minimal Traditional styles that are common in north Omaha. You’ll find some midcentury ranch-style and split-level homes in the mix as well, along with some neotraditional houses that were built in the early 2000s. “It’s an older part of town,” says Nick Gollin, a Realtor with Nebraska Realty who has five years of local experience. “Some of them have been updated, some have not. It’s a mixed bag.”

The cost of owning a home in Fontenelle View
Recent home sale prices range from the lower $100,000s to the mid-$200,000s, which is typical for this part of the city. “That’s an area that people venture toward where houses are a little more affordable, without going all the way out to west Omaha, where you have newer construction,” Gollin says. The median home sale price of $162,000 is much lower than the citywide median, but slightly higher than the medians for nearby neighborhoods like Central Park and Northwest Community Club. Since prices are low by Omaha standards, the neighborhood attracts first-time buyers and investors. The Fontenelle View subdivision doesn’t impose HOA fees or restrictions, and while Nebraska’s property taxes are higher than the national average, the relatively low home prices here keep those in check as well.
The Omaha Public Schools district serves local students
Omaha Public Schools, Nebraska’s largest school district, serves students in Fontenelle View. Central Park Elementary School is right outside the neighborhood, within walking distance of most homes. Depending on their address, some kids might attend Mount View Elementary instead. Once they move on to North High School, students can take advantage of the district’s college- and career-readiness programs.

Ames Avenue is the neighborhood’s main thoroughfare
Ames Avenue runs along the neighborhood’s southern edge and connects with U.S. Route 75 for the quickest commute to Downtown Omaha. The drive usually takes 10 to 15 minutes. If your house is near Ames, you might be subject to traffic noise, but the rest of the neighborhood doesn’t get much through traffic. There are also Metro bus stops within walking distance, but not many people take the bus in Omaha, and the bus ride downtown takes about half an hour from here.
Residents are steps away from Fontenelle Park
Fontenelle Park is just south of the neighborhood across Ames Avenue. “Parks are always going to be a draw,” Gollin says. The popular green space spans over 100 acres and offers tons of opportunities to get out and play, with features like:
A fishing lagoon that’s often visited by geese
Tennis and basketball courts
A splash pad
Paved multiuse paths
A sand-based playground
The park hosts the Fontenelle Family Fishing Frenzy, an event that teaches locals all about trout fishing, several times a year. The pavilion is usually available for private rentals, but as of March 2026, it was out of commission for a while as it was undergoing construction for a new roof.
