Developed from land that was a dairy farm owned by Archibald J. Love, Loveland is a centrally located Omaha neighborhood whose history dates to 1922. Today, it is south of US-6, within miles of the CHI Health Creighton University Medical Center and Children’s Nebraska Hospital, and is a 10-mile drive downtown. “It is almost in the center of the city,” says Marty Cohen, a Realtor with Berkshire Hathaway Homes Services Ambassador Real Estate, who is a lifelong resident and has been in real estate for 32 years. “People are drawn here because of its collection of classic homes, and they like the school district and aren’t afraid to pay a little bit more on the home to get into it.”

Tall trees and spacious homes fill Loveland
Under the shade of mature old-growth trees that date back to the area’s roots as a dairy farm is a collection of classic homes on well-kept yards. Perched on the lots are architectural styles from elevated ranches to Cape Cods and Tudors with multiple-façade gables. Buyers can expect a five-bedroom ranch to sell for around $450,000, while a four-bedroom Tudor can go for close to $900,000. In some cases, more renovated properties in the north end of Loveland can sky above $1 million. “The market has slowed down over the last few months. Fewer people are willing to participate with the higher interest rates, so the people involved are usually cash buyers,” Cohen says.

Children are zoned for Westside Community Schools, which scores an A on Niche and was formed in 1946 when residents in western Omaha wanted to maintain the quality education of rural schools, and four existing districts combined into the current district. Students attend Loveland Elementary, Westside Middle and Westside High School. Both the elementary and middle school earn an A from Niche, while the high school scores an A-minus. All three schools are within walking distance of the neighborhood, and each student is given a laptop, Grades 7-12, or an iPad for kindergarten through sixth grade each school year.

Taking the ORBT bus or US-6
Public transportation is available through the Omaha Metro, an expansive city-wide bus service. Loveland commuters can hop aboard the ORBT, which began its route along Dodge Street in 2020 and is a connector from the Westside Station to downtown. Known locally as Dodge Street, it is really US-6 and can also be used by commuters who take their own car downtown.

Residents can head in any direction from Loveland and find multiple options for retail and restaurants. North of the neighborhood, groceries can be found at the chain grocery store Hy-Vee, or more specific and cultural items can be purchased at the Asian Market. East, towards downtown, multiple big box stores start to pop up along Dodge Street, including Lowe’s and Target. Across the street on the west side of Loveland is the Countryside Village Shopping Center, which features storefronts like Bespoke Custom Clothing, the local Village Grinders Coffee Shop or the Timber Wood Fire Bistro.

Exploring the outdoors at Towl Park
A little over 2 miles away, Towl Park spans 28 acres and is one of Omaha's many outdoor green spaces. Surrounding a lagoon, residents can walk or run varying paths and trails or fish the waters. The park features standard amenities like a playground and shelter picnic area but also has multiple spots for pick-up games, from a hard surface basketball court, two tennis courts and a lighted baseball field. The Keystone Trail is a little over a 19-mile course following the Papillion Creek on the east side of Loveland. It runs from 88th and Forth Street to Cornhusker Highway, connecting to the larger Bellevue Loop Trail.

Locals stock up at the Loveland Farmers Market
Organized in 2010, the Loveland Farmers Market promotes buying locally healthy foods, learning opportunities and entertainment for all. The market runs on Tuesdays from 3 p.m. to 6:30 p.m. May through October. Omaha is home to major events from the College Baseball World Series at TD Ameritrade Park, hosted the U.S. Swimming Trials from 2019 to 2023 and has the Maha Music Festival every summer since 2009.
