Homes here are typically snatched up after seven days on the market, compared to 41 nationwide. The suburban neighborhood’s appeal stems from its serene atmosphere, top-ranked public schools, and proximity to shopping and downtown. “It all comes down to location, location, location. That’s what sells houses,” says Sue Ellen Kuhl, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate, who has been selling homes in the area for 35 years. “It’s a very walkable area. You can walk to the park and the library and the shopping center.”

Montclair West’s curb appeal
Montclair West offers a healthy mix of home styles, including townhomes, ranch houses and split levels primarily built from the 1960s through the 1980s. Single-family homes commonly rest along sidewalk-lined streets and feature roomy lots with neatly trimmed front lawns and paved driveways that lead to two-car garages. The average sale price hovers around $250,000. Costs range from the low $200,000s and top out at around $400,000, depending on size and condition. “It’s a very established neighborhood. There’s not a big turnover in that area,” Kuhl says. “A lot of the houses are older and need updating.”
