For such a quiet, low-key neighborhood, Omaha’s Montclair West certainly has no trouble getting noticed. Homes here are typically snatched up after seven days on the market, compared to 41 nationwide.
The suburban neighborhood’s appeal stems from its serene atmosphere, top-ranked public schools, and proximity to shopping and downtown. “It all comes down to location, location, location. That’s what sells houses,” says Sue Ellen Kuhl, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate, who has been selling homes in the area for 35 years. “It’s a very walkable area. You can walk to the park and the library and the shopping center.”

Montclair West’s curb appeal
Montclair West offers a healthy mix of home styles, including townhomes, ranch houses and split levels primarily built from the 1960s through the 1980s. Single-family homes commonly rest along sidewalk-lined streets and feature roomy lots with neatly trimmed front lawns and paved driveways that lead to two-car garages.
The average sale price hovers around $250,000. Costs range from the low $200,000s and top out at around $400,000, depending on size and condition. “It’s a very established neighborhood. There’s not a big turnover in that area,” Kuhl says. “A lot of the houses are older and need updating.”

Baker Square serves as the neighborhood’s shopping hub
At the neighborhood’s Baker Square, on South 132nd Street, residents can pick up groceries at Aldi or get in a workout at Planet Fitness. The shopping center also hosts chains like Chipotle for a quick bite to eat and establishments where patrons tend to linger awhile. Goldbergs Bar & Grill is a popular spot to meet up with friends for gourmet burgers and beer while watching the game.
Just east of the neighborhood, Oak View Mall offers familiar department stores like Dillard’s and JCPenney, as well as a myriad of dining options at the food court.

Popular pastimes among Montclair West residents include checking out a page-turner at the neighborhood’s Millard Branch public library on Westwood Lane, catching the latest flick at B&B Theatres on South 140th Plaza or putting around on the public nine-hole Westwood Golf Course, located just east of the neighborhood on West Center Road.

Public school students may attend the highly rated Willa Cather Elementary, Millard North Middle and Millard North High. Part of the Millard Public Schools district, the elementary and high schools score stellar A Niche grades, while the middle school earns an A-minus rating. Home of the Mustangs, the high school offers International Baccalaureate and Advanced Placement courses. “The schools are very desirable,” Kuhl says. “That’s really appealing to families.”

Enjoy the outdoors at Kingwood Park
At Kingswood Park, on 137th Street, locals can take a leisurely stroll along the shaded paved paths, watch their kids frolic on the playground or cheer on area Little League baseball teams. In the summer months, residents cool off on the splash pads at Westwood Heights Park, just east of the neighborhood on Seldin Drive.
