“Established” west Omaha neighborhood in a strong school district
Known for its tree-lined streetscapes and sought after for its zoning into Westside Community Schools, Paddock Road was developed initially in the 1940s. Technically, within the metropolitan area, it is 7 miles away from downtown. But it feels like Surburbia with two parks, a community pool, access to hiking trails, ease of access to the interstate, and multiple shopping centers. “It is an established neighborhood with a mature landscape, and people have taken good care of their homes,” says JoAnn Wellsandt, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate, with more than 30 years in the market. “Families want to be in the school district, and its location near Interstate 80 is one of Paddock Road’s two major draws.”

Paddock Road’s streets curve through the neighborhood, lined with sidewalks shaded by mature trees. One of the main roads, Cornhusker Drive, features a grassy median that serves almost as a linear park. Potential residents can find condos and apartments in the Latvian Tower for those looking for maintenance-free living. Single-family homes include ranch homes, raised ranches with built-in garages, bungalows, and an occasional Colonial Revival. Buyers can expect a condo to cost around $200,000, but a three-bedroom raised ranch will sell for $265,000. “The market is getting faster and faster. There is a surge in the spring market that we continue to see annually. With the well-kept homes in Paddock Road, things move fast,” Wellsandt says.

Big box grocers near locally owned stores
Locals need help to leave their houses to visit the Hy-Vee Grocery store on South 88th Street, which is within walking distance for some. A little bit further east on Frederick Street, the Westgate Plaza features locally owned Mangelsen’s, a craft store, but offers other miscellaneous household items. In the same shopping center, residents can have breakfast at FarmHouse Café and Bakery, open from 6-2 p.m., or they can head to the neighboring Ralston and try authentic Mexican cuisine from Maria’s.

Community events that benefit Paddock Road Elementary
The Paddock Road Community Club works essentially like a Parent Teacher Association and holds events to raise funds for the school and its staff. One of its major events is the annual fun run fundraiser, where families run, walk, and dance around the track at the school in a fundraising effort.

Modular scheduling at Westside High School
School-aged children are districted for the Westside Community Schools, which scores an A on Niche, and the site rates it as the third-best district in Nebraska. Students head to Paddock Road Elementary, which grades a B on Niche, the A-rated Westside Middle and Westside High School. Westside is one of about 10 schools in the country with modular scheduling, which incorporates large group, small group, laboratory and independent study mods of instruction. This allows students to take more courses, have access to teachers and become independent learners.

Summers at the Westridge Swimming Pool
Paddock Road has two community parks, Rockbridge Park and Conoco Park. Both feature playgrounds and vast green space, but Rockbrook has a pair of tennis courts and a baseball field.
