Ranch-style, split-level and Cape Cod homes populate the neighborhood’s residential streets. Most were built in the 1960s and retain that midcentury character, though some have been updated with hardwood floors, modern kitchens and finished basements. Fenced backyards and garages are common features. “It’s an established neighborhood with a mature landscape, and people have taken good care of their homes,” says JoAnn Wellsandt, a Realtor with Berkshire Hathaway Home Services Ambassador Real Estate who has nearly three decades of experience. The median home sale price is around $265,000, which is low by Omaha standards. Properties usually sell from the lower $200,000s to the lower $500,000s, and listings sell within 10 days on average. “The market is getting faster and faster,” Wellsandt says. “There’s a surge in the spring market that we continue to see annually. With the well-kept homes in Paddock Road, things move fast.”

The drive to the downtown district and nearby Midtown Omaha employers like UNMC and Mutual of Omaha usually takes around 15 minutes, depending on traffic. Some residents work close to home thanks to the industrial facilities that occupy the southern portion of the neighborhood. You’ll have to cross the interstate to get there, but the overpass has a pedestrian lane that makes it possible to walk.
Local parks offer playgrounds, sports facilities and a fishing lagoon
For a primarily industrial neighborhood, Paddock Road offers a generous amount of green space. Rockbrook Park is next to the elementary school with tennis courts, walking paths, a playground and picnic areas. It’s also home to the private Westridge Pool, which has welcomed members for over 50 years. Conoco Park adds another playground, a basketball court and a soccer field near Big Papillion Creek. On the other side of the creek, the Big Papio Trail provides a scenic route for walking, running and cycling. And just north of West Center Road, the fishing lagoon at Towl Park invites anglers to cast lines for rainbow trout, bluegill and largemouth bass.
