The highly rated Westside Community Schools district, also known as District 66, draws families to this part of the city. “If you’re south of Blondo, you’re in the Westside School District,” Allen says. “People like that, because people are big on schools in Omaha.” Westside High, the only high school in the district, offers more than two dozen extracurriculars, including a creative writing club, a debate team, a fishing club and Dance Marathon, which supports the Children’s Miracle Network. Peony Park is also home to Creighton Preparatory School, a highly rated all-boys Catholic private school. And the University of Nebraska Omaha (UNO) is about a mile and a half away, which might be convenient if you have kids who are approaching college age and want to go to school close to home.

Although Metro’s ORBT rapid transit bus line connects to downtown and Midtown Omaha along Dodge Street, not many Omaha residents take the bus. If you work at Children’s Nebraska or one of the nearby retail centers, you might be able to walk there, as long as you don’t mind navigating the traffic on Dodge. Commuters to the University of Nebraska Medical Center (UNMC) and the commercial hub at Midtown Crossing will have a 4-mile drive. Downtown Omaha is a little farther along that same route, about 6 miles total.

How do Peony Park’s housing prices compare to those in nearby neighborhoods? The median sale price in West Dodge is about the same, as are the housing styles and the overall vibe.
