For 75 years, Peony Park attracted Omaha fun-seekers with its classic midway rides, giant swimming pool and dance ballroom. The amusement park closed in 1994, but the surrounding neighborhood that shares its name is alive and thriving. About 6 miles west of Downtown Omaha, Peony Park blooms with commercial activity along the bustling Dodge Street corridor. Highly rated schools, both public and private, are tucked into the leafy residential areas. And Children’s Nebraska, the state’s only full-service pediatric hospital, is right next door, boosting the neighborhood’s appeal for families and health care workers.

Midcentury homes with distinctive details in Peony Park

This part of Omaha is characterized by midcentury ranch-style and split-level homes, and Peony Park adheres to that trend. But the houses here are anything but cookie-cutter. Some offer distinctive features like stone exteriors and cross-gabled roof accents, and Cape Cods are sprinkled in for added variety. Homes usually sell from the mid-$100,000s to the mid-$300,000s, and the median sale price is $250,000, which is below the citywide median. “The price range is definitely good for first-time homebuyers,” says Tonya Allen, a Realtor with Better Homes & Gardens Real Estate who’s been selling in the area for about 10 years. While most people own rather than rent, there are usually some apartments and single-family homes available for lease. The median monthly rent here is around $1,775.

What to know about District 66 and private school options

The highly rated Westside Community Schools district, also known as District 66, draws families to this part of the city. “If you’re south of Blondo, you’re in the Westside School District,” Allen says. “People like that, because people are big on schools in Omaha.” Westside High, the only high school in the district, offers more than two dozen extracurriculars, including a creative writing club, a debate team, a fishing club and Dance Marathon, which supports the Children’s Miracle Network. Peony Park is also home to Creighton Preparatory School, a highly rated all-boys Catholic private school. And the University of Nebraska Omaha (UNO) is about a mile and a half away, which might be convenient if you have kids who are approaching college age and want to go to school close to home.

Access to the Keystone Trail and other outdoor fun at Roberts Park

Roberts Park is a wedge of green space on the neighborhood’s western edge. The park is well-appointed with amenities like:

  • Tennis courts
  • A baseball field
  • A skate park with a deep bowl, stairs and rails
  • A children’s play area
Walking paths weave through the park and connect to the Keystone Trail. The paved multiuse trail runs for almost 20 miles, following the path of Little Papillion Creek through residential and industrial areas and into the Aksarben Village retail and restaurant district. “People like the walking and biking trails,” Allen says. “And they connect all through the area, so you can go a really long way.”

Where Peony Park residents go to shop and eat

Shopping centers and dining spots cluster around Dodge Street in the southern section of the neighborhood. Here are a few places you’ll find there:

  • Retailers like Lowe’s Home Improvement, Target, Best Buy and Hobby Lobby
  • Casey’s for gas, sundries and takeout pizza
  • Chain restaurants, including Olive Garden, Chick-fil-A and Panera
  • Smitty’s Garage, a regional chain known for burgers and beer
  • Brazen Head, an Irish pub with a fireplace and cozy seating areas
Near Roberts Park, a Hy-Vee supermarket occupies the site of the old amusement park that gave the neighborhood its name.

Most Peony Park residents get around by car

The neighborhood’s shaded sidewalks are suitable for afternoon strolls or walking the dog, but most people rely on cars for errands and commuting. Although Metro’s ORBT rapid transit bus line connects to downtown and Midtown Omaha along Dodge Street, not many Omaha residents take the bus. If you work at Children’s Nebraska or one of the nearby retail centers, you might be able to walk there, as long as you don’t mind navigating the traffic on Dodge. Commuters to the University of Nebraska Medical Center (UNMC) and the commercial hub at Midtown Crossing will have a 4-mile drive. Downtown Omaha is a little farther along that same route, about 6 miles total.

Comparing home prices around Peony Park, Dodge Street and Benson

How do Peony Park’s housing prices compare to those in nearby neighborhoods? The median sale price in West Dodge is about the same, as are the housing styles and the overall vibe. Loveland, on the other side of Dodge Street, has a higher median price and more architectural diversity. Prices are lower in nearby Benson, which features a funky “downtown” district that appeals to people who want to be close to nightlife and local restaurants.
